We have added additional signage to the east end of the one way drive lane between the buildings on the attached site plan. Additionally, prior to the fire, this area was essentially used as this same configuration. Patrons parallel parked along the building, which made it too narrow for 2 way traffic. By narrowing the drive lane and adding the signage, this should help control traffic. Regarding the break in the drive thru lane at the east end of the building, this is how the building site was originally designed. The purpose isn't to allow for customers to try to cut into line, but rather to allow for an "escape" route for patrons who don't want to wait in line. To help avoid patrons pulling into this lane, we have noted the addition of a sign directing vehicular traffic that there is no entrance thru this drive, and that it is for egress only. I hope this helps to clear up any concerns, and we look forward to the meeting on Tuesday. Traffic that enters from Carmel Drive through Fineberg to the north will not travel all the way around the building when they see they cannot turn as they have in the past; they will "sneak" through. Also, the break in the drive through on the east side of the site (at the menu board) will be problematic for cars already in the drive through...I assume that these cars won't be allowed in by other drivers that have been waiting in the line already. Such traffic has the potential to back up onto the Fineberg property to the north. Is it on a color elevation, or a physical sample? The spec for the orange is the same as what was on the original drawings. My assumption is that if you are looking at a color elevation, that color printers and different programs represent colors differently and that might be why you indicate that the colors are different. I am attaching a photo that I took after the fire, showing the one of the awnings. This is the same color that the new awnings will be, as they are the same spec. We would be happy to submit physical samples to you once materials are ordered, as part of the shop drawing review process. Shawn M. We have come up with some, requiring various levels of approvals, and I asked Shawn Curran whip up a quick sketch to give you the idea of what we would like to do. If you would be so kind, please for every line item let me know, what if any approvals would be required, public notice requirements (hopefully none- since we are not changing the use at all). I am hopeful we can skip TAC. and full planning commission, but if you think it necessary, if you would be helpful in waiving certain deadlines. 1. Enlarge footprint of Dunkin Donuts building by expanding 6' to the south (approximately 350 SF.) THIS VERY MINOR CHANGE WOULD ONLY REQUIRE PLAN COMMISISON COMMITTEE APPROVAL. 2. Shift drive thru lane south to account for enlargement referenced in #1, and make radius of drive thru shallower. This will make the drive thru more accessible to patrons, as the existing radius is very tight and hard to maneuver. 3. Change the east west drive between the buildings from two way traffic to one -way eastbound. Incorporate parallel parking adjacent to the building. THIS CHANGE WOULD REQUIRE TAC REVIEW (ESPECIALLY WITH THE FIRE DEPT AND ENGINEERING DEPT) PLAN COMMISISON COMMITTEE APPROVAL. 4. Re -work grading, curbs, and asphalt between the buildings to account for shift in drive thru lane. THIS CHANGE WOULD REQUIRE TAC REVIEW (ESPECIALLY WITH THE FIRE DEPT AND ENGINEERING DEPT) PLAN COMMISISON COMMITTEE APPROVAL. 5. Increase height of Dunkin Donuts building by 2' to allow for more efficient routing of HVAC systems within building plenum, and to allow for increased ceiling height within occupied space. THIS VERY MINOR CHANGE WOULD ONLY REQUIRE PLAN COMMISISON COMMITTEE APPROVAL. 6. Increase width of storefront framing and length of awning over storefront, to account for additional 6' building width referenced in #1.
