Planning /Zoning Department review comments: Please provide copies of your correspondence with the TAC members and their correspondence with you. All Correspondence from TAC members has been copied to DOCS via e -mail. Remember to include the Development Plan application's Findings of Fact sheet in your final info packets. This will be provided with the information packet. (i) Provide the filled out and notarized Affidavit of Notice of Public Hearing page of the application. This will be provided on or before noon on January 14 w i tems 3 -6. )Provide the filled out Notice of Public Hearing page of the application. This will be provided on or before noon on January 14 with items 3 -6. 5� Provide the filled out and notarized Public Notice Sign Placement Affidavit page of the application. This will be provided on or before noon on January 14 with items 3 -6. 6 Provide a copy of the Official List of Adjacent Property Owners from Hamilton County Auditor's Office. This will be provided on or before noon on January 14 with items 3 -6. Feel free to bring color and material samples to the Plan Commission meeting. Material samples will be available at the Plan Commission meeting. ND1 Ltr to A Conn 123010 Please submit a soils map. See attached. Please submit a floor plan of the proposed building. See attached. %Please label the mechanical equipment locations on the site plan. This includes electric and gas meters. The mechanical equipment locations have been included on the site plan. Xl Please provide the trash dumpster enclosure details and elevations. None proposed. Please consider using additional LEED or `green' building practices, such as a white membrane roof, solar panels, skylights, bioswales, etc. List is attached. See attached checklist. Prepare an estimated construction cost to comply with the Thoroughfare Plan Alternative Transportation Plan; contact the Engineering Dept. for more details. See attached. 6V Signage: need more detail on the signage dimensions, lighting, and details. Please provide the signage cut sheets. See attached. Please note that the Department the Plan Commission will not support three wall signs on the building. At the very least please remove the wall signs from the east and west building elevations. The wall signs on the east and west facade of the building have been removed. Only 1 sign is permitted for this parcel. BZA variance approval for number of signs and possibly for total signage square footage is required. (Variance application has been received.) A variance has been filed for consideration of two signs (one ground and one wall). Please make sure that all exterior light fixtures have flat lenses and 90- degree cut offs. Please provide the parking lot pole light cut sheets for the poles light fixtures. Cut sheets for the parking lot lighting poles and light fixtures have been included with this submittal. Will there be any up- lighting or landscaping lighting? If so please provide the locations and design details of these light fixtures. None proposed. 2 Please consider connecting your parking area drives with the business to the east or to the west, for vehicular connectivity. No opportunities for connections exist to the east or west. The site to the east is the recently redeveloped Taco Bell where no accommodation was made for future connection to the subject property. The site to the west is an existing Key bank where no accommodation exists for a connection. Both adjacent sites have parking along the adjacent perimeter of there site. A minimum of three parking spaces would need N131 Ltr to A Conn 123010 to be eliminated on each site to allow for a connection and the applicant does not have the authority to provide the connection or eliminate parking on either site.
