The first being a Use Variance (Docket no. UV- 112 -03) to allow the single family home located at 103 Avenue NE to be used as a professional office with the condition there would be no new exterior modifications, except for a sign. The second variance approved was Docket no.V- 111 -03, a Developmental Standards Variance to reduce the required amount of off street parking per section 27.05 of the Carmel Zoning Ordinance. The variances were legally established and not limited to ownership, however, the use may not be expanded beyond the original scope without approval by the Board. Should the property revert back to a single family residence for a period greater than one year, the Use Variance will no longer be in effect. An Improvement Location Permit (ILP) for commercial interior finish may be required, as we;; as a sign permit for your business. Both may be obtained online at WWW.Carmeldn.gov or by stopping by the Department offices in Carmel City Hall.
