What do our parking requirements require? Does "parking within front yard setbacks shall be discouraged" mean no parking in front of the building? Is that how we define front yard? I am not exactly sure what the intent of that standard is. If so, then I think they should reduce some of their parking in front. (I was confused on this point for the AutoZone as well.) 2. Should they connect to the parking lotto the north? To the parcel to the south? I think we can use Section 23C.11.D to help support these requests. 3. I don't know what their landscaping plan looks like, but they will need some interior landscaping for the parking lots right? 4. There is a maximum front yard in the overlay, so does that mean the building should be pulled up closer to Michigan? I can't really tell how far away it is. S. 1 would hate to see all of those trees go if there are some good ones back there. Is there any way they can preserve some of those? 6. In general I think that the development plan needs a little bit of work. It seems that the intent of the Overlay is to promote high quality, innovative sight design and a certain visual appearance along Michigan. I am not sure what the buildings look like, but according to the site plan, it looks almost like a typical suburban development with square buildings and parking up front. Those are my comments based on the site plan; although they may not be the most eloquent or gentle, but I am sure you can reword them better. Let me know if you want to discuss. They have a 20,000 sf building. The front 3,000 of it is the lobby, and they've said they can nieet the overlay requirements there. The back 17,000' is the area that houses the animals and their play areas, and in all their other locales it's been a metal -sided building. I told them we'd think about supporting IF ft matched the front in color and details, and IF they beefed up their landscaping to screen it. They do. a lot of landscaping anyway (dogs like landscaping so they didn't think that would be a problem. Their website is http /www.petsuitesofamerica.com/ It has pictures of their other facilities and lots of cute dogs. They didn't really talk about signage, but they are going to contract with an architect, have him draw up some drafts of what the Michigan Rd building could look like, and meet with us again. I told them the PC and .BZA can be pretty tough regarding the overlays, but are also somewhat flexible. Their concern is that they'll have to build an :all -brick building, which would price them out of the Michigan Rd corridor.
