square footage is less than what is allowed for one sign.
Findings of Fact:
1. The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of
the community because: the signs will effectively address the way finding needs of the motoring public via the
combination of the ground sign and wall sign facing Carmel Drive.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because: the signs will effectively address the way finding needs of the motoring
public via the combination of the ground sign and wall sign facing Carmel Drive.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in
the use of the property because: Absent utilizing the proposed number of signs the owner will be unable to
effectively address the way finding needs of the motoring public via the combination of the ground sign and wall
sign facing Carmel Drive.
Recommendation:
After all concerns have been addressed, the Dept. of Community Services recommends positive consideration of Docket
No. 11010007 -8 V.
