HomeMy WebLinkAboutCorrespondence: Revisions in Response to Neighbors 4-13-11re C Revisions in response to comments from nearby property owners (April 12, 2011): Extension of Illinois Street. A. We will agree that no more than 200,000 square feet of office development will be completed prior to the extension of Illinois Street south to 111 Street. 2. Access to Spring Mill Road. A. We agree to limit access to Springmill Road to two (2) full access road cuts in the locations as illustrated on the Concept Plan subject to final approval of the locations by Carmel Engineering. 3. Buffering. A. In addition to the landscaping and setbacks being provided on our side of the street, we have offered to provide landscaping to the Williams Mill and Springmill Place HOAs for landscaping on the west side and south side of Springmill Road and I I P Street respectively. All of these proposed landscape improvements must first obtain approval under the Development Plan procedures as specified in the Zoning Ordinance prior to installation. This is 4. Building Heights. A. We will agree to reduce the maximum building height of 150 in the Corporate Office Use Block would to a maximum of 6 stories or 90 feet. Provided that if 70% of the building was occupied by a single tenant it could be constructed to a greater height, up to the 150' maximum. We will also add standard Zoning Ordinance text regarding screening of rooftop mechanical equipment. B. Other areas adjacent to 111 and Springmill remain a maximum of 3 stories or 38' and a maximum of 60' interior to the site. 5. Square footage of Retail Uses: A. See use limitations addressed under item 8 below. 6. Modifications by Plan Commission: A. Change the text to specify public hearing requirement when requesting Plan Commission approval of a "waiver" and add a maximum allowance. (i.e. up to 35% as specified for Zoning Waivers permitted by the Zoning Ordinance) 7. Conceptual Character Imagery: A. The definition will be amend to add a sentence indicating that the Conceptual Character Imagery establishes a benchmark for the architecture and design of the buildings actually constructed. Veterinary Hospital (with indoor commercial kennel); 4. Restaurant (with drive -thru food sales); B. Remove Hospital as a permitted use in the Commercial Amenity Use Block. C. Within the Office and Residential Use Block the following uses shall only be located within 600' of Illinois Street and in excess of 300' from 111 Street. 1. Hotel; and 2. Hotel (Full Service); D. The following uses shall be removed from the list of permitted uses: 1. Indoor Theater 2. Dry Cleaning Establishment (with on -site plant) 3.
