HomeMy WebLinkAboutDrainage SummarySchneider COLLEGE PARK CHURCH Drainage Summary Overview: Prior to the 2009/2010 improvements, the majority of the site drained to the southeast corner of the property into a dry detention pond. This pond outlet went into the Fitch Jessup Drain. With the 2009/2010 improvements, three additional dry ponds were added to the site. All four of the ponds were modeled using ICPR and still utilized the same outlet. The approved 2009/2010 Drainage Report titled "College Park Church Additions and Renovations" is included with this summary for review. Proposed Improvements: The proposed overflow gravel parking lot is completely located within the developed "DB- NORTH" basin in the 2009/2010 report. According to the PROPOSED BASINS sheet, DB -NORTH had a weighted CN of 84.8. It should be noted that a portion of the proposed gravel overflow parking was shown in the 2009/2010 report as paved with asphalt and was shown with a CN of 94. Therefore that section will have a lower CN (89) since it is now being built with gravel. Now that the exact locations of all grass areas around the site including foundation areas are known, a more defined Weighted CN calculation can be determine. Thus there is a difference in the category percentages in the attached Weighted CN. Therefore the new Weighted CN for the DB -NORTH basin is 84.02. Attached are also exhibits showing the various category areas as outlined in the attached Weighted CN. Conclusion: Since the proposed overflow parking area is to be constructed in gravel and the grass areas have been more defined, the actual Weighted CN is less than the original Weighted CN in the 2009/2010 Drainage Report. Therefore, no detention pond improvements would be necessary with the addition of this overflow parking area. (It should be noted that an additional calculation was added to the attached Weighted CN chart. This shows the Weighted CN if the proposed gravel parking lot is ever paved in the future. The Weighted CN would be 84.91. This is slightly over the 2009/2010 Weighted CN of 84.8. It is our conclusion that this difference is negligible and that no additional detention improvements would be necessary at that time as well.)
