Subject: Review comments for DE Wilkinson's Addition, Lot 25 #11040007 SDR)
Justin
as you committed to, we are reviewing this house design against the old town overlay character subarea standards
for new construction. Here are the Planning /Zoning Department's preliminary review comments:
1. Please provide a conceptual landscape plan.
Daren Mindham has agreed that we can do this at a later stage rather than at our initial SDR filing. We have agreed to
provide the plan prior to installing any landscape and prior to getting our certificate of occupancy.
2. Will there be a fence? if so, please provide the location and design details.
No fence planned at this time.
3. Please provide a color palate for the exterior of the home, such as roof color, siding color, window trim color, etc.
Can this be done at a later date? Same as our last SDR request.... clients aren't at a decision point yet for these items.
4. What is the garage door material?
Insulated steel door per plan painted same color as siding.
5. Please label the roofing material.
30 year dimmensional shingles.
6. Your building width exceeds the maximum 45 -ft requirement; you propose 50'.
Same opinion as previously stated for other SDR permit. Commitment was for following Old Town Overlay architectural
guidelines for style of home, but didn't necessarily void the R -2 allowance. Obviously with our side yard setbacks
and lot sizes we're limited on growing too wide. Lot 25 and 6A are the only lot where this applies because all other
lots are only capable of a 45' width.
7. Please show the driveway width and location on the site plan.
Will send a revised site plan.
8. The Filing Fee must be paid before issuance of the Letter of Decision.
Do you render a decision prior to the fee payment or do I need to deliver a check before review is finished?
Thanks for taking the time to review our plans. Justin
