2. (V) Crown Liquors Signage
The applicant seeks the following development standards variance approvals:

The site is located at 4000 W. :106 St. and is zoned B -2 /Business within the US 421 Overlay Zone. Filed by
Steve Granner of Bose McKinney Evans on behalf of Crown Liquors.

reason for requesting the variance.
The sign will be the exact same as the permitted sign, which faces west. It will be 60 sq. ft. and is in compliance with the
Sign Ordinance for size, if a sign were allowed on this elevation by right. The Crown pact will be green and the Liquors
will be red. It is an individual, internally illuminated channel letter sign.
Findings of Fact: Number of Signs Total Square Footage
1. The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of
the community because: the proposed signage for Crown Liquors will be similar to the signage that currently exists
for the 106 St. Grill, which is located immediately across the street.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because: the proposed additional sign complies with the Sign Ordinance size
requirements and the total tenant sign package is similar to other tenant sign packages in the corridor.
3. The strict application of the .terms of the Zoning Ordinance to the property will result in practical difficulties
in the use of the property because: the entrance to the tenant space faces Michigan Rd., so an identification sign is
necessary on that facade, just like the other tenants have over their entrances. Crown Liquors is the end tenant of the
building and also faces 106 St., which has the best viewability by passing traffic.
Recommendation:
After all concerns have been addressed, the Dept. of Community Services recommends positive consideration of Docket
Nos. 11030013 -14 V.
