Des► n ;Grow t May 6, 2011 Dear Carmel Plan Commission Member: The Old Town Design Group is pleased to have the opportunity to present a new primary plat at the upcoming public hearing on May 17. Our company has been contracted to subdivide the property at 610 1 Ave NW into two home lots. One lot will be occupied by the existing home which is the white house with the red roof at the intersection of 6th Street NW and 1s Ave NW. The current plan is to rehabilitate the existing home while preserving the character of the original structure. The zoning ordinance for Old Town Carmel allows for the property, which is nearly one acre in size, to be subdivided into at least two parcels. We have chosen to split the property into a front and back lot rather than side -to -side so that the existing older home isn't crowded and the overall streetscape isn't disturbed. The second lot, at the rear of the property, will be sold and a new custom home will be built on the lot. There is already a buyer in place for the lot if the subdivision is approved. It is our goal to build a home that exemplifies the character desired in Old Town Carmel and we think that the neighbors will be pleased with the new home once it is completed. To access the lots we have chosen to construct a shared driveway at the northern edge of the property for the two homes rather than creating a new curb cut on 1 Ave NW. The new driveway will be just a few feet north of the existing gravel drive. In the following pages we have provided an area map, a color lot map, the proposed primary plat, and the findings of fact form.
