I Walls behind and directly adjacent to all toilet room fixtures (lavatories, toilets and urinals) shall have a
smooth, hard, nonabsorbent surface. Partitions in these areas shall be constructed with cement board or
moisture resistant gypsum board in lieu of gypsum wall board and/or finished with an epoxy paint. Toilet room
accessories (grab bars, toilet paper dispensers, etc.) in these areas shall be installed and sealed to prevent
moisture penetration.
J All finishes materials are to be installed per manufacturers recommended methods and instructions; using
suggested products and materials to provide a successful installation.
Flooring
A Where dissimilar flooring materials meet they shall do so under centerline of door, unless otherwise indicated.
B Sheet vinyl welding rods to be used on seams where two colors join. All other seams to be chemically bonded.

1. Contractor is responsible for all the design required to obtain approvals and permits and as
required for complete installation of mechanical, electrical and plumbing systems.
2. The design and installation of mechanical, electrical and plumbing systems shall comply
with all requirements and standards of all applicable codes, governmental regulations,
ordinances and state and local requirements.
3. There are no engineered HVAC drawings provided for this project. Contractor shall be
responsible for providing appropriate heating, cooling, and humidity control as applicable in
all spaces, including existing spaces outside the scope of this project that are re-configured
by the new construction. Coordinate any conflicts that may arise in the field with architect or
owner. Provide HVAC and balance report at the project completion for all areas affected by
construction.
4. There are no engineered plumbing/sprinkler drawings provided for this project. Contractor to
field verify existing systems including piping, valves, fixture locations and sizes. Sprinkler
contractor will be responsible for providing adequate sprinkler layout in all spaces
reconfigured by new construction. All work is to match existing. Coordinate with architect
and owner on any conflicts that may arise in the field.
5. There are no engineered electrical drawings provided for this project. Architectural drawings
have been provided to show intended use of the space. Contractor shall be responsible for
re-wiring existing light fixtures, switches, outlets and miscellaneous devices as required,
including existing light fixtures, switches, outlets and miscellaneous devices outside the
scope of this project that are re-configured by the new construction. All circuits are to be
labeled at the panel in a clear/legible manor. Coordinate with architect any additional

Requirements
General Electrical Notes
A. This drawing is intented to provide information relating to the location of wiring devices and outlets
only. It is the responsibility of the electrical design/build contractor to provide necessary documents
relating to the actual electrical installation to install all wiring devices in accordance with all
applicable state and local codes.
B. All dimensions are from finished wall surface or column centerline to centerline of outlets or
centerline of pairs of outlets.
C. All wall mounted wiring devices and receptacles shown back to back shall be offset a minimum of 8"
and acoustically sealed.
D. Where direct connection to prewired furniture panels occurs, provide power and telecommunication
feeds to indicated panel locations from wall, column or floor source directly adjacent to this location.
E. All existing floor mounted electrical/telecommunication locations which are not reused are to be
removed. Remove all associated cable, wire and conduit back to the source. Properly patch and
repair affected wall, floor and/or ceiling construction.
F. Unless otherwise noted, all device elevations refer to bottom of outlet box.
G. Refer to reflected ceiling plans for locations of light switches.
H. All outlets that are in the vicinity of any wet areas (kitchens, break rooms, restrooms, janitorial
rooms with floor sinks, laundry rooms, stand alone wall mounted sinks, electrical water fountains,

General Reflected Ceiling Plan Notes
A. Refer to index sheet for typical wall types (walls to deck, rated walls, etc.) and additional wall-to-ceiling
design conditions and considerations.
B. Provide night light circuits as required by the Building Code.
C. Refer to room finish schedule for specific ceiling types and materials.
D. The architectural reflected ceiling plan shall govern the layout of all ceiling elements and/or
penetrations. Coordinate any field verified or as-built conditions that differ from what is shown on
these plans with the architect..
E. Sizes of mechanical equipment (if shown) are for reference only. Coordinate actual sizes with the
mechanical engineer.
F. Sizes and shapes of lighting and other miscellaneous electrical equipment (if shown) are for reference
only. Coordinate actual sizes with the electrical engineer.
G. Install suspended ceiling grid with equal size panels at each side or end of the individual spaces
unless otherwise indicated. No panel shall be less than 4" wide.
H. All ceiling mounted items (sprinkler heads, mounting mechanisms, etc.) shall be centered in the

I. Where existing ceiling grid is remodeled to meet new construction, the contractor shall:
A. Replace all damaged or un-repairable portions of the existing grid with new grid to match the

C. Replace all damaged ceiling tiles with new tiles to match the existing to remain or that match the

A. Provide moisture resistant gypsum board in lieu of gypsum wall board in all wet areas.
B. Refer to top of wall condition legend, this sheet for additional information regarding wall heights and
termination.
C. Provide air-tight acoustical and/or fire-rated sealant around perimeter of all wall types with acoustical
insulation.
D. All joints and penetrations of fire rated assemblies to be sealed with approved U.L. listed "F" and "T"
systems. Submit product data and installation information prior to installation for architect's approval.
E. Dimensions are taken from the face of masonry walls, column centerlines, finish face of existing walls
and/or stud face of new walls unless otherwise indicated.
F. Verify all critical dimensions within and/or related to the existing building. Dimensions and conditions
indicated were determined by visual survey and/or information from existing drawings.

5 Egress doors shall be readily openable from the egress side without the use of a key, special knowledge or
effort. In group A occupancies having an occupant load less than 300, and group B,M & S occupancies, the
main exterior door(s) are permitted to be equipped with key operated locking devices or deadbolt from the
egress side provided that the locking device is readily distinguishable as locked and a readily visible durable
sign is posted on the egress side on or adjacent to the door stating "This door to remain unlocked when
building is occupied". The sign shall be 1" high letters on a contrasting background. Refer to International

General Demolition Notes
Refer to demolition plan for additional notes and demolition information.
A. Dashed lines indicate existing items to be removed unless otherwise indicated. Contractor shall be
responsible for the off-site disposal of all demolition items.
B. Relocated items shall be cleaned and placed in storage, per Owner's directions until items are ready
to be reinstalled. If an item is damaged during demolition or relocation it shall be repaired or
replaced with new item as approved by Owner at no expense to Owner.
C. Demolition shall be done without damage to existing construction to remain. Where such damage
occurs patch, repair, or restore walls, floors, ceilings, etc to match existing adjacent conditions.
Provide shoring, bracing, or support as required to prevent movement or settlement of existing
construction.
D. Contractor shall be responsible for the coordination of demolition items prior to the start of demolition
work.
E. Remove all existing construction, items and finishes made obsolete by, or in conflict with new
construction. Coordinate with architectural floor plan and related details. Remove wiring back to
source at all electrical devices abandoned by wall removal or any other new construction.
F. Make all demolition clean and complete and in a manner suitable to accept new finishes and/or
surfaces. Continuous surfaces shall be prepared to the nearest intersection. Refer to the
architectural floor plan, finish plan and details for the application of new materials.
G. Following above ceiling demolition activity, the Contractor shall return the existing suspended ceiling
system to remain to its original condition. This shall include repair to the ceiling grid and replacement
of damaged ceiling panels.
H. Unused salvaged items shall be turned over to the Owner or stored in an area designated by the
Owner.
I. Dimensions shown for existing construction to be demolished are approximate and are intended to
give a general scope of work to be removed or temporarily removed to accomodate new
construction. Coordinate demolition work with design intent of new construction to provide adequate
area for this work.
J. Contractor shall field verify existing conditions prior to commencing work and notify the Architect of
any discrepancies between existing field conditions and the construction documents.
K. Prior to beginning demolition, dust control barriers shall be constructed to prevent the spread of dust
into surrounding areas.
L. Contractor shall maintain clear exit routes during construction to ensure public safety. Contractor
shall remove dirt, dust and debris daily.
M. Remove and reinstall all equipment or construction on walls receiving new finishes. Coordinate with
architectural finish plan and/or schedule.
N. Contractor shall verify any ductwork, piping or conduit penetrations through existing wall
construction. if penetrations occur where items are to be removed, opening shall be filled flush with
the same material as the surrounding wall. The contractor shall maintain the integrity of rated wall
construction.
O. The Contractor shall remove existing floor finishes as indicated or as required for new construction
work. Remove floor finish adhesive and prepare slab as required to receive new finish.
P. The Contractor shall verify floor elevations on either side of walls being removed. Floors shall be
patched and filled with leveling compound where required for a level floor condition.
Q. No equipment, component(s), material(s) or other element(s) may be salavaged from areas outside
the limits of the Project scope and incorporated into construction and/or turned over to the Tenant or
Owner unless otherwise indicated.

Abbreviations
BB. Dimensions are taken from the face of masonry walls, column centerlines, finish face of
existing walls and/or stud face of new walls unless otherwise indicated.
BC. Do not scale drawings. Refer to dimensions illustrated on drawings. Notify the Architect of
discrepancies or for clarification.
BD. Interior finishes shall have a flame spread classification of III (76-200 tunnel test) and a smoke
density of no greater than 450.
BE. All stud walls shall be secured to the concrete floor and ceiling or floor/roof construction above
unless otherwise indicated. Provide expansion/control joints in the gypsum wall board walls
over 30'-0" in length per the manufacturer's recommendations. Coordinate locations of
expansion/control joints with the Architect prior to installation for compliance with design intent.
BF. All stud or masonry walls extending from floor to roof/floor structure above must provide for a
minimum of 2" vertical roof/floor deflection.
BG. All joints and penetrations of fire rated assemblies to be sealed with approved U.L. listed "F"
and "T" systems. Submit product data and installation information prior to installation for
Architects approval.
BH. Furnish and install plumbing fixtures as shown. The plumbing fixtures and toilet seats shall be
white unless otherwise indicated. All exposed piping and supply fittings shall be chrome plated
unless otherwise indicated. All wall penetrations shall be fitted with chromium plated
escutcheons. Escutcheons shall be fixed to the wall in a bed of sealant or secured by
mechanical method.
BJ. Plumbing fixtures shall comply with the Indiana Accessibility Standards and the Americans with
Disabilities Act Accessibility Guidelines.
BL. Hot water and drain pipes under lavatories and accessible sinks shall be installed or otherwise
configured to protect against contact.
BM. Faucets shall comply with Indiana Accessibility Standards and A.D.A. requirements.
Lever-operated, push-type and electronically controlled mechanisms are acceptable unless
otherwise indicated.
BN. Where dissimilar floor materials meet, they shall do so under the centerline of a door unless
otherwise indicated.
BP. Hinge side of finish door jamb in metal stud walls shall typically be located 6" from adjacent wall
unless otherwise indicated.
BQ. Materials exposed within plenum spaces designed to allow air movement and function as part
of the air distribution system are required to be noncombustible or shall have a flame spread
index less than 25 and a smoke developed index less than 50 when tested in accordance with
ASTM E 84. All combustible materials located within these plenum spaces shall be enclosed in
noncombustible material (5/8" gypsum wall board) unless otherwise indicated. Refer to
mechanical drawings for air distribution system design and details.
BR. All finishes materials are to be installed per manufacturers recommended methods and
instructions; using suggested products and materials to provide a successful installation.
AN. Commencing work by a Contractor constitutes acceptance of the conditions and surface
concerned. If such conditions or surfaces are unacceptable, the Contractor shall be notified
immediately and work should cease until the unacceptable conditions can be remedied.
AP. The make and model numbers specified are preferred or minimum standards. Other
equipment may be considered, if proven equal.
AQ. All Contractor or Supplier requests for substitutions of specified items shall be submitted in
writing accompanied by the alternative product information to the Architect for approval.
Substitutions shall be submitted no later than one (1) working day prior to the bid opening date.
Substitutions shall not sacrifice quality, appearance or function. It is incumbent on the
Contractor or Supplier to provide adequate information to determine if the substitute is of equal
quality to the product specified.
AR. The Contractor is responsible for contacting local building officials and inspectors for permits
and inspections. Advise the Architect immediately of an discrepancies.
AS. The Contractor shall maintain all printed instructions, manuals and warranties that are provided
with equipment and materials used or installed. Instructions, manuals and warranties to be
delivered to the Owner at the time of substantial completion.
AT. The Contractor shall instruct the Owner or Owner's Representative in the proper use and
maintenance of the equipment furnished or installed by their trade(s).
AU. The Contractor shall provide a thorough construction clean-up prior to Owner/Tenant taking
occupancy of any space. Clean-up shall include, but not be limited to cleaning all surfaces and
vacuuming and cleaning all carpeting and window treatments.
AV. All fixtures, equipment and materials shall be installed per the manufacturer's specifications,
recommendations and suggested instructions.
AW. Shop drawings, product data and/or samples shall be provided on items as noted to ensure
that the specified products are furnished and installed in accordance with the design intent.
The manufacture or construction of any pieces of equipment, device or other item for which
shop drawings, product data and/or samples are required to be furnished, shall not commence
prior to complete processing of the appropriate approval of the submittal.
AX. Reviewed shop drawings and schedules prepared by others shall not be construed to be part
of the contract documents. The Architect assumes no responsibility for drawings, schedules
and/or specifications for work on the project prepared or accomplished by others.
AY. Items noted "N.I.C" (Not in Contract), "By Owner/Tenant" or "Existing" shall not be included in
the contract. Provisions shall be made by the respective trades to allow for the installation or
preservation of the items noted. All finishes of floors, bases, wainscots, walls and ceiilngs
behind, under and/or over these items shall be included in the general contract unless
otherwise indicated.
AZ. Provide metal or fire retardant treated wood blocking in new and existing walls for all wall
supported items. At all existing walls, patch and repair wall finish to match adjacent wall
surface as required following the installation of blocking.
BA. Transport trash, rubbish and debris from the site and legally dispose of same. The manner of
removal must be confirmed with the owner and as allowed by city and state regulations.
AA. The drawings indicate the general scope of the project in terms of architectural design concept,
dimensions of the building, major architectural elements and the type of structural system. As
scope documents, the drawings do not indicate or describe all the work required for full
performance and completion of the requirements of the contract documents. On the basis of
the general scope indicated or described, the Contractor shall furnish all items required for the
proper execution and completion of the work.
AB. These contract documents do not attempt to instruct the Contractor in the specific details of his
trade.
AC. All work shall be in accordance with the quality standards of the trade and shall be installed in
compliance, as a minimum standard, to all applicable local, state and federal codes and
manufacturer's recommendations..
AD. All work shall be warranted satisfactory, in materials and workmanship, for a minimum period of
one (1) year or for the customary period of warranty or as stipulated for the trade, craft or
product whichever is longer.
AE. Contractor shall be responsible for field verification of all dimensions and job conditions prior to
starting construction unless otherwise indicated. Notify the Architect of any discrepancies prior
to proceeding with construction.
AF. The Contractor shall be responsible for obtaining a clarification from the Architect prior to bid
submittal and/or start of construction with regard to any question regarding the contract
documents, existing conditions aor design intent.
AG. It is the Owner's and/or Tenant's responsibility to review and check the construction documents
prior to construction and verify any and all locations, sizes quantity and specific materials used
in conjunction with the Owner's and/or Tenant's special equipment layout, use or function.
AH. The coordination of all materials, labor and workmanship is the sole responsibility of the
Contractor.
AJ. The Contractor shall be responsible for advising the Owner and Architect of all long lead items
that may adversely affect the project schedule and shall, upon request from the Owner or
Architect, submit order confirmations and delivery dates for such items.
AK. The Contractor shall be responsible for verifying all existing work to remain and determining the
suitability for repair and/or reconditioning to match and blend with new materials and
components. Contractor shall obtain the Owner's and/or Tenant's approval of the scope and
limit of existing work to remain prior to starting construction. No change orders shall be
accepted for completed work that do not conform to the standard established prior to the start
of construction.
AL. The Contractor shall coordinate with the building owner and/or manager access to the space
and all ongoing construction work. Disruptive or potentially hazardous construction activities
shall be coordinated to occur after normal business hours to minimize the disturbance to
building occupants. The Contractor shall review project phasing and detailed construction
schedule plan with Owner and Architect prior to start of construction.
AM. The Contractor shall coordinate with the building owner and/or manager for delivery to the
space of all building materials, and shall arrange for the usage of the appropriately designated
elevator. The contractor shall coordinate such deliveries in a manner which poses no hazard
to any personnel within or around the building and construction site.
