1. Docket No. 11040004 ADLS Amend: Sophia Square Signage.
The applicant seeks approval for a new sign package for a new building. The site is located at 110 W. Main St.
and is zoned C -2 within the Old Town Main Street Sub -Area. Filed by Tara Acton Shaver of Carmel Lofts LLC.
The Applicant seeks approval for a new sign package for a new building in Old Town. It is the Sophia Square
building, surrounded by Main Street to the south, 2 Ave. NW and the Monon to the west, 1 Street NW to the
north and 1 Ave. NW to the east. There is a potential of 19 tenants on the first floor of the building. The upper
floors are apartments and lofts.
The Sign package proposes wall signs, projecting signs and blade signs as possible signage options for the
tenants. The size of all signs would go by the Sign Ordinance. In addition to the Sign Ordinance, there are other
restrictions placed on the size the sign can be. For example, a 2' maximum height for wall signs, 80% coverage
allowed for wall signs, and 25% logo restriction. These stipulations are similar to other sign packages in the
City. The lighting methods will be either internally illuminated or reverse (halo -lit) illumination. However signs
located on the interior of the project in the courtyard are not to be illuminated. There are no restrictions on sign
face color or font types for main identification signs.
The sign package is very thorough with drawings and illustrations showing where signs can go on the building
and an example of a projecting sign. The Applicant worked very diligently and addressed all the comments and
suggestions the Department made.
Recommendation:
After all comments /concerns are addressed, the Dept of Community Services (DOCS) recommends positive consideration
of Docket No. 11040004 ADLS Amend.
