Hi Rod and Tara,
Thanks so much for making the revisions. Everything looks good. I only have few last items /corrections. We can discuss
these at the meeting today.
1. Can you add the site plan to this document and include it in the Index too ?J
2. In the Tenant Signage section, bullet #4 as well as the Illuminated Signage section, bullet #5, refer to the Sign
Size Ordinance. Please change this to Sign Ordinance. Size does not need to be in there.
3. Projecting signs: If a tenant is on two streets, can we say that they must have one projecting sign on each street
frontage? I am concerned about clutter and too many signs close together. If they are only on one street
frontage though, but have two o more bays, I'm ok with two projecting signs, so long as they're spaced out. V

4. Window signage:. Please delete after the and before tenant in the first sentence. Also additional is spelled
wrong in the second bullet. 4/
5. Tenant Responsibilities: Please add Department of Community Services before Planning and Zoning in bullet #3.
Also in this bullet, please capitalize Sign Ordinance.
6. Page 5: Please delete Size from between Sign and Ordinance in the last line of text. V
7. On the building elevations, can you add the street names to the east, west, etc. labels? 'V
8. Still NOT OK with two blade signs that are not at corners: Suite 550 and 600 in the center of the west elevation.
It appears that Suite 600 is allowed two blade signs per the drawing and the sign package text does not agree: I
agree with the text, there should not be a blade sign for Suite 600 in the center of the West elevation, nor suite
550 since this is not a corner of the building.

email /connection issues this morning.
We had to increase the paper size to 11x17 to allow for the building elevations to fit (and still be legible).

H i Tara,
Thanks for sending in this package. It is very nicely done. Below is my review with comments and requests. I basically
have gone through everything you provided and given a comment. The a, b, c, etc. refer to your bullet points in the
order they are listed.
1. I like the Guideline Elevation Locations. But I would really like to see another drawing like this for the courtyard
elevations as well as each side of the outside of the building. I know the elevations are similar, but it really helps
to have everything laid out and de ed even if the tenants have yet to be decided. It eliminates guess work
and uncertainty in the future.
2. Tenant Signage:
a. Need to see this drawn up (as I stated above)
b. "Allowed one additional building mounted sign please specify which one. If it is a wall sign, cor er
blade sign or a blade sign; etc. It is best to be as clear as possible throughout this document.
c. "Retail tenants may have the option when reading through the rest of the requirements, it seems as if
they do have the option. Again, making document as clear as possible will help all tenants know
exactly what they can and can't have. V
d. Location and sizes: Locations for each tenant (or possible tenant) should be drawn out for each
elevation of the building. Sizes need to meet the City's Sign Ordinance size requirements. This project is
zoned C -2, but size and design of the signs still fall under the City's rules. This statement "with the-exact
size and location to be approved by the Landlord" needs to add "and the City." Of something along the
lines that calls out the Sign Ordinance is the guiding document for sign size. I/
e. Sign width and height: OK
3. Tenant Suite Number /Hours of Operation Locations: OK 1.7
4. Illuminated signage:
a. You specify internally illuminated signs. B t the Sensu sign is reverse illuminated. Would you like to
allow both types of sign illumination?
b. Returns and trim caps it would be best to call this out now, not have it specified by e landlord later,
Typical colors are black or bronze. Please choose so we can have it be specific.
c. How will you address tenants who take up more than one bay /suite with the architectural details that
prevent an even /flush installation of an identification sign? Will they be restricted to one bay /suite area
to not obstruct the architectural details? This is alluded to with Tenant A on your Guideline Elevation
Location drawing. 1 wou prefer that the document specify in writing as well as showing it on the
guideline drawing.
d. Sign shall not projecting more than 6 OK. '+v
e. Sign size: Again, this should go by the City's Sign Chart A for size. All sign sizes are determined by the
tenant's frontage and their distance from the street right of way. Most tenants with less than 50' of
frontage will be allowed a 30 sq. ft. sign. Tenants with 51 -100' of frontage will be allowed 45 sq. ft. f
Signage: Tenants 101 -150' will be allowed 60 sq. ft. of signage. Please see the chart (page 27).
f. The statement "size, design and location shall be approved by Landlord" is the first item in the Tenant
Responsibilities section at the end. If you would like to reiterate this in the first Tenant Signage section,
that would be good. But (.don't think it's good to have it in every section of this document.
g. Can you add to this section that logos are limited to 25% of the total sign area? This is in the Sign
Ordinance, but it helps to also have it listed in the Sign Package for clarity.
5. Corner Blade Signage:

a. Please show /display what you mean by "and at street frontage corners for walkway into courtyard
b. "If approved by landlord again, all signs are subject to approval by landlord. I think it would be best to
just specify the lighting for these signs in this bullet.
c. Please remove this statement. V'
d. Sign size: this size needs to go by the sign ordinance. It would be ok to specify the maximum width but
allow the height tq be determined by the size allowed. Having the centered on the transom window is
good though. V
6. Blade Signage:
a. Could this be changed to projecting sign? I think there could be some confusion between this and the
corner blade sign that is allowed. It would also go along with the language used in the sign ordinance.
b. I would like to see all the language included in the extra blade sign page in this sec ion as well, i.e. the 8
minimum height requirement, tenants with two or more bays of storefront, etc.V
c. Do you want to say anything about the manner in which the sign is installer maybe say that you are
open to decors 've framing /installation methods? a \AA 4 �U' V
d. Bullet 1: OK kif
e. Bullet 2: Again, please remove "if approved by landlord
f. Bullet 3: Instead of 8 sq. ft. as the maximum, can we red this to 5 sq. ft.? This is the size used in other
areas of the city. It would be nice to keep i consistent.
g. Bullet 4: Please remove this statement. N
h. On additional blade sign page: So tenants with "two or more bays on two or more streets are allowed an
additional blade sign" -this means three blade signs for one store? Plus the two potential wall signs,
plus a corner blade sin? That is 6 signs for one store. I think this is a bit much. Can we eliminate this

7. Courtyard Signage:
a. No illumination: OK
b. Please remove this statement. Perhaps state to look at the Elevation Guideline document for allowable
sign placement. V
8. Window Signage:
a. The City allows non illuminated window signage up to 30% of the total window area. One illuminated
window sign is also allowed. It is reserved for an "Open" sign and may not flash or blink. It must remain
static. Perhaps you could put in this section to go by the City's rules on win ow signage? It is Ch.
25.07.02 -12 if you would like to refer to it (page 12 of the above link).
b. Please remove this staterrpent.
9. Service Entrance Signage: OK v'
10. Signage Specifications: If you could also add the Prohibited gns section of the sign ordinance here, that would
be great. It is Ch. 25.07.01 -04. (Page 3 of the link above)
11. Tenant Responsibilities: Could you add the phone numbers of the City Departments listed in bullets 2 and 3? The
Building and Code Services section of the Department of Co7rmunity Services is 317 571 -2444 (bullet 2). The
Planning and Zoning number is 317 571 -2417 (bullet 3).
12. Guideline Elevation Locations:
a. Again, 1 would really like to have all sides of the building shown in these renderings.
b. Somewhere on this page could you say see page 1 or 2, etc. whichever page goes with the type of sign
shown. I just don't want there to be conflicting information or information left out of one illustration or
the other. I know this drawing page is meant to be simple, but it just helps if everything is consistent.
c. Instead of Primary Tenant sign, could you say Primary Wall Sign? Basically that is what this sign will be. I
think the additional restrictions on size (80% and 2' tall) a good. But please remember, the Sign
Ordinance size chart dictates the size the sign can be. V
d. Corner Blade Sign: I am concerned with Tenant F G's signs being so close together. I think these two
signs would block view of each other's signs. Am I not viewing the rendering correctly? This is another
reason why I think it would help to have each elevation of the building shown with where signs are

13. Blade Sign drawing example: Looks good, but want to make sure 9,1•f'the information is the same in all sections
referring to blade signs (which l'c to call projecting signs).
14. Suite and Tena9,t hours: OK.
15. Site plan: OK.
16. A Taste of Sensu sign: 24.55 sq. ft. should be ok per the Sign Ordinance size chart. I am ok with reverse
illumination, but the sign package should reflect that this too is an acceptable ligh ing style if you want to allow
it. Will also need to know bay measurement to verify it is not more than 80
17. Detour sign: 32.66 sq. ft. possibly ok on square footage, but need to know dimensions of the tenant space to
be sure. Will they not also have wall signs or blade (projecting) signs? These additional signs need to be included
in this packet to be properly reviewed and approved.
I'm sorry this is a lot of comments. But I like to be thorough. I will issue a docket number this afternoon, so do not worry,
you will still be on the May 4th Plan Commission Special Studies meeting agenda. Please let me know if you have any
questions or want to go over this together. I will be happy to explain my reasoning and requests.

I have attached the ADLS Amendment for Sophia Square our project in the Carmel Arts and Design District for your
approval. Included with the submission is the application, the list of parcels numbers for the project, the signage
specifications for the development and the first floor layout. I have also included the signs for Detour and A Taste of
Sensu whom will be opening soon; I would like the signs to be submitted for approval simultaneously with our ADLS
amendment.
If at any time during the review process questions arise please feel free to contact me.

Section 8. Signage.
8.1 The District's signs shall comply= with Chapter 25.07 of the Zoning Ordinance and as set
forth in this section.
8.2 Murals. Murals, painted on a wall of a Building, which are artistic in nature and do not
contain trademarks, moving parts or lights, shall not constitute a wall sign and are
permitted.
8.3 Projecting Signs. Projecting signs shall be permitted and shall be subject to ADLS
Approval. Projecting signage shall be between eight (8) and twelve (12) feet above the
ground and may project a maxiinum of five (5) feet past the Building's facade. Brackets
and other suspension devices shall match the architecture of the Building.
8.4 Character Exhibits. Character illustrations indicating conceptually] the intended design
and appearance of entry monumentation is provided in the Character Exhibits.
Section 9. Lilting.
9.1 Street lighting shall be decorative, as illustrated in the Character Exhibits, and shall be
consistent throughout the District. Parking area lighting and street lighting shall be of a
uniform design and materials.
9.2 Street lighting shall be provided on both sides of a public street serving the Village
Center Planning Area, when possible, and spaced no less than one hundred (100) feet
apart. Street lighting on public residential streets shall be limited to street intersections.
9.3 All exterior accent lighting (e.g., architectural, display, landscaping, decorative lighting)
shall be generated from concealed, low level fixtures. The light bulb shall be shielded
from view of any street, sidewalk, or adjacent lot.
9.4 The .maximum height of light fixtures in parking areas shall not exceed the Building
Height, or twenty -five (25) feet,- whichever is less. The height of parking area light
fixtures within ninety (90) feet of a Single Family Dwelling shall not exceed fifteen (15)
feet.
9.5 Exterior lighting shall be architecturally integrated with the Building style, material and
color. Rooftop lighting shall be prohibited.
9.6 Exterior lighting of a Building. or site shall be designed so light is not directed off the site
and the light source is shielded from direct offsite viewing. For any use, illumination
levels shall not exceed•one -half (0.5) footcandle at the property line_
9.7 Site lighting in the Village Center Planning Area shall be a full cut -off fixture (e.g.,
downcast fixtures with 90 degree cutoff and the light element completely shielded on all
sides and top). The Plan Commission may approve decorative lighting should it be more
appropriate to the overall site design.
