The applicant seeks approval for a new sign package for the existing center. Docket No. 11040011 ADLS Amend: Hamilton Crossing Retail Center Exterior Package The applicant seeks approval for 3 new outdoor seating and landscaping areas. The site is located at the southeast corner of 126`" St. and US Hwy 31 and is zoned B- 2/Business within the US 31 Overlay Zone. The Applicant seeks approval to amend the existing sign package for this center and to add new outdoor seating areas for some of its restaurants. This was done in order to give clarity to new tenants on what is allowed, to enhance the center visually and provide additional options in dining experiences and prepare the center for the upcoming US 31 road improvements. The sign package amendments are outlined extensively in your packets. The main changes deal with the number of signs per tenant and the sizes of tenant signs. The ground sign language will remain the same. Inline tenants with less than 50' of frontage have had their allowable sign size reduced from 75 sq. ft. to 55 sq. ft. Endcap tenants may now have a sign facing Pennsylvania St., as these entrances will become one of the more utilized once US 31 road construction begins. The overall height of the tenant signs cannot exceed 36" for one line of copy and 48" for two lines of copy. Currently the requirement is 48" for either. The width of a sign is now limited to 75% of the total tenant frontage, versus 80% before. A new table showing the allowable sign sizes is also now included to help make the language as clear as possible. Another important change is the language regarding registered marks with the US Patent and Trademark Office. The sign package language is now clear that registered marks are to be respected and only must conform to the sign package by size and location specifications. The new outdoor seating areas will be constructed for La Hacienda, Le Peep's and Jason's Deli. Each of these new areas will have an impact on existing landscaping beds along the front of these spaces. It is shown in your packets where the new landscaping beds will go to mitigate the loss of existing planting areas with the new outdoor dining areas. The applicant proposes black chairs and tables for each of the outdoor areas, to keep consistency throughout the center. Umbrellas are also proposed to provide shade for the customers. These will be black and no logos, lettering, or signage of any type will be allowed on these umbrellas. There will also be a low- height metal railing/fence installed around each of these outdoor seating areas. The Department feels that these changes will help to enhance the shopping center and bring more `curb appeal'. Recommendation: After all comments /concerns are addressed, the Dept of Community Services (DOCS) recommends positive consideration of Docket Nos. 110400010 -11 ADLS Amend. 10
