The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The sign will be professionally installed, will be similar in design to other wall signs in the vicinity, and will not distract motorists. Additionally, the scope and scale of the wall sign, given the building setback and multiple facade variations, results in a modest identification without negative impact upon the traveling public. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The sign will be similar in design, illumination and orientation to other signs in the vicinity. Additionally, the scope and scale of the wall sign, given the buildinq setback and development pattern immediately north of the property, further indicate the use and value of the area adjacent will not be affected in a substantially adverse manner with the additional sign. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The building consists of atypical facade designs with multiple angles and frontage orientations, causing various unique visibility characteristics thereon. Given this atypical facade design, the strict application of the terms of the Zoning Ordinance will result in a practical difficulty in the use of the property with respect to the additional wall sign. DECISION IT IS THEREFORE the decision of the Carmel /Clay Board of Zoning Appeals that Development Standards Variance Docket No. 11050008V is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
