Notice is hereby given that the Carmel Plan Commission meeting on May 17, 2011 at 6:00 PM in the
City Hall Council Chambers, 1 Civic Square, Carmel, Indiana 46032 will hold a Public Hearing upon a /an
Development Plan Amendment Application, in order to: extend Walnut Creek Dr. south to W 98
St., install drainage infrastructure, and relocate existing utilities.
The application is identified as Docket No. 11040003 DP Amend Walnut Creek Drive Extension Amend
The real estate affected by said application is described as follows:
Common Address: 9805 9807 N Michigan Rd.; 3746 W 98th St.
LAND DESCRIPTION Combining Lots 1, 2, 3 of North Augusta Subdivision (D.R. 132, Page 446-
447); Lot 63 of North Augusta Subdivision 2nd Section (D.R. 134, Page 411 -412); Block H of West Carmel
Marketplace (Secondary Re -Plat of Block H Instrument No. 2006 -74178 In Pc 4, Slide 208)- Containing

A part of the Southeast Quarter of Section 7, Township 17 North, Range 3 East of the Second Principal
Meridian in Hamilton County, Indiana being more particularly described as follows:
Commencing at the southeast corner of the Southeast Quarter of Section 7, Township 17 North, Range 3
East of the Second Principal Meridian in Hamilton County, Indiana; thence South 89 degrees 23 minutes
10 seconds West (assumed bearing) 2,075.00 feet on the south line of said quarter section to the
centerline of U.S. 421 (Michigan Road) as it existed in 2007 and as calculated from those state highway
right -of -way plans for Project F- 221(13), dated 1966; thence North 20 degrees 20 minutes 50 seconds
West 1,512.62 feet on said highway centerline; thence North 89 degrees 32 minutes 58 seconds East
65.23 feet to a point on the easterly right -of -way line of U.S. 421 (Michigan Road), said point is also the
POINT OF BEGINNING of the herein described tract of ground; thence North 17 degrees 35 minutes 41
seconds West 25.66 feet along the east right -of -way line of said U.S. 421 (Michigan Road) to the
northwest corner of Block "H" in the Secondary Re -Plat of Block "H" of West Carmel Marketplace
recorded as Instrument No. 2006 -74178 in Plat Cabinet 4, Slide 208 in the Office of the Recorder of
Hamilton County, Indiana; thence North 69 degrees 47 minutes 24 seconds East 276.55 feet on the north
line of said Block "H" to the northeast corner thereof; thence South 20 degrees 12 minutes 36 seconds
East 125.39 feet on the east line of said Block "H" to a point on the westerly extension of the north line of
Lot No. 63 in North Augusta Subdivision, 2nd Section as per plat thereof recorded in Deed Record 134,
pages 411 -412 along with an Affidavit of correction for said plat recorded March 18, 1958 in Book 51,
page 486 in said county recorder's office; thence North 89 degrees 32 minutes 58 seconds East 201.56
feet on said westerly extension and the north line of said Lot No. 63 to the northeast corner thereof;
thence South 00 degrees 32 minutes 10 seconds East 212.10 feet on the east line of said Lot No. 63 to a
point on a non tangent curve concave to the southeast having a radius of 444.83 feet and from which a
long -chord bears South 76 degrees 55 minutes 45 seconds West 107.32 feet; thence southwesterly on
said curve 107.58 feet to the southwest corner of said Lot No. 63 and also the southeast corner of Lot No.
3 in North Augusta Subdivision, 1st Section as per plat thereof recorded in Deed Record 132, page 446 in
said county recorder's office; thence South 69 degrees 38 minutes 55 seconds West 284.03 feet on the
south line of said Lot No. 3 to the southeast corner of that highway right -of -way granted to the State of
Indiana per record Instrument No. 2000 00003707 and recorded in said county recorder's office; thence
the following three (3) calls are on and along said highway right -of -way grant: 1.) North 33 degrees 58
minutes 10 seconds West 28.03 feet; 2.) North 20 degrees 25 minutes 54 seconds West 278.88 feet; 3.)
North 17 degrees 34 minutes 09 seconds West 48.94 feet to the POINT OF BEGINNING, said tract
contains 3.264 acres more or less.
