The applicant seeks site plan and design approval for a new 7,370 sq. ft. store on 1.59 acres. The site is located at 10560 N. Michigan Rd. and is zoned I -1 /Industrial within the Michigan Rd /US 421 Overlay Zone. Filed by Jeff Kauerz for AutoZone Stores, Inc. The applicant seeks site and design approval to demolish an existing building and erect a new AutoZone store. This site is located just south of the LA Fitness outlots (Weston Park) at the southwest corner of 106 Street Michigan Rd. The AutoZone site is proposed to connect to the internal access road of that development. The subject site will be heavily landscaped, and the building will be comprised mostly of brick and glass, with a split face block foundation. A few green/sustainable building practices will also be incorporated. No variances are needed, thus far, so the site does comply with the Michigan Rd /US 421 Overlay Zone regulations. Two signs are proposed, one wall and one ground sign. The wall sign is 39 sq. ft. made of internally illuminated channel letters. A new face will be put into the existing ground sign cabinet. It is 29 sq. ft. Both signs are allowed and meet the Sign Ordinance size requirements. Please view the petitioner's information packet for further detail. At the May 4 meeting, the committee members voted unanimously to forward this item to the full Plan Commission with a positive recommendation. Staff's outstanding comments. for the petitioner: 1. Please provide the status of your conversations with LA Fitness regarding the connection to the internal access road of the Weston Park development. 2. Please provide an update on the Hamilton County's Surveyor's office concern about the sidewalk and the regulated drain. Recommendation: The Dept of Community Services (DOGS) recommends that the Commission votes to approve this item, subject to resolution of the Hamilton County's Surveyor's Office concern about the sidewalk and the regulated drain. Note: Findings of Fact must be submitted by the petitioner and signed by the Plan Commission president. 4
