Re: Supplemental Information to Plan Commission Brochures Submitted to DOCS on 8/5/11
Regarding Proposed Primary Plat for 130 2n Street NW
In the last week we have had several meetings with Carmel Department of Community
Services and Department of Engineering staff members to discuss our proposed primary plat and
wanted to share the plan improvements that have resulted from those meetings.
The Department of Engineering has requested that we dedicate the alley area serving the
three proposed lots as right -of -way. The city engineers will determine the location of the
alley within the right -of -way. Our revised plans show the dedication of the eastern 20' of
the subject property.
Because the alley will now be in dedicated right -of -way our ability to include a 5' buffer
yard on the east side of the alley is not possible. However, the alley area will now include
as much as 30' in width with only a 12' paved section centered in that right -of -way. This
should allow for substantial buffering between the subject site and the homes to the east.
The subject site creates less than 25 acre of land disturbance and is not subject to the
Carmel Storm Water Ordinance. However, at the request of the Department of
Engineering we have agreed to include the following provisions in our construction plans
to help offset the increase in impervious surface.
o Re- establish top soil on the site after the demolition of the existing structure has
been completed so that any un -built areas of the site will have permeable soils for
rain water.
o Pave the alley with pervious pavement to allow for more rapid percolation of
storm water into the soil.

been made through discussions with the city and neighbors of the site. We look forward to
answering any questions you may have about the proposed project on the 16 of August.
