The applicant seeks primary, plat approval 'for 2 lots on 0.98 acres. Also, a waiver is requested from the
Subdivision Control Ordinance:
Docket No. 11030009 SW SCO Chptr 6.05.01: lot width 'at road right of way.
The site located at 610 First Ave NW, and is zoned R- 2/Residence within the Old Town Overlay
Character Subarea. Filed by Justin Moffett of The Old Town Design Group.
The petitioner seeks approval: to subdivide :the `current parcel into two residential lots. The existing house will
remain on the front lot. Please view the petitioner's information packet for further detail.

The waiver being requested is for the newlycreated back lot to have a 20- ft'wide lott frontage at the street, instead
of 50-ft. The department is in support of this waiver, since the driveway (which will shift a few feet north) will then
become a shared access /driveway by both lots. The 2n house will then be located further back on the site with
generous side yard setbacks, so that it is not "squeezed in between two existing houses.
Additionally, the new house garage will,have to go through administrative Site Plan Design review /approval
with the planning staff, to make sure it meets the setbacks and architectural 'requirements of the Old Town Overlay

Public comments included concern about the trees along the shared property line, the driveway location, the
bufferyard along north property line, and site environmental concerns.
The Plan Coinmission voted -to grant the committee the final voting authority.
The Department has no outstanding comments or concerns.
Recommendation: After all comments and concerns are addressed, the Dept of Community Services (DOCS)
recommends that the Committee votesto` approve this item this evening. (The Secondary Plat/Final Plat will then
be reviewed/approved administratively.)
Note: Findings of Fact must be submitted by the petitioner and signed by the Plan Commission• Committee
Chairperson.
