Dear Resident of Old Town Carmel,
Fen writing regarding a variance request we have filed with the Carmel Board of Zoning
Appeals. Our company, The Old Town Design Group, has been contracted to tear down
the existing home at 721 1 Ave NW and build a new home. It is our goal to build a
home that exemplifies the character desired in Old Town Carmel and we think that the
neighbors will be pleased with the new home once it is completed.
At present, the existing home is positioned a little further back from the road right -of -way
than other homes on 1 Ave because of a storm water drainage pipe running through the
front yard of the property. It is our plan to build a new home in a similar position as the
structure there today. The zoning for the property at 721 1 Ave NE states that the front
yard setback shall be consistent with other homes on that block and on the same side of
the street. We are unable to comply with this setback requirement because of the storm
water pipe in the front yard of the property
The variance is simply requesting permission to place the new home 15' beyond the
location of the storm water pipe in the front yard, which is a requirement of the county
drainage board. This places the new home in approximately the same spot as the existing
house, and possible even closer to the street right -of -way.
Please see the attached public notice and the concept site plan for additional information.
