We also do not allow more than one wall sign on the same elevation. However, boxing in the square footage is a way we can allow multiple wall signs /messages on one elevation. But you have to meet the square footage requirements in order to do it. So sometimes it helps, and in your case it will the size will just need to be altered a bit. With the ground sign and the wall sign facing west, I do not see any hardship or reason why the south elevation cannot be reduced to meet the Sign Ordinance requirements. In other words, are you allowed more than one sign on an elevation? Reason being, boxing it in has a lot of "dead" space, and I am seeing if there is a way (that is within the city ordinance) to get what the customer wants and meet your code. You will need to go to the Plan Commission Special Studies Committee for approval. Their next meeting is on Wednesday, May 4 Here is a link to their calendar. The application is due on April 15 The fee would be $541.40. This is for three signs and the awning changes. Here are my initial review comments: 1. South elevation: a. We measure square footage by drawing a box around the entire sign. So I will need new drawings showing from the top of the apple to the bottom of the Neighborhood Grill and Bar sign. My rough measurements show this whole sign at about 63 sq. ft. Only 40 sq. ft. is allowed for this elevation. I think the best fix will be to reduce the size of the apple. b. We are not in favor of raceways. We prefer signs be flush mounted to the building. If there must be a raceway, it must match the building color it is installed on. Perhaps you could have black letters during the day and white at night. That would help visibility during both the night and the day against the light colored sign band area. c. Please confirm that the Neighborhood Bar and Grill sign will appear like individual letters. Meanign only the white letters will light up at night, correct? d. The "welcome back" sign is not allowed. Please have this removed. e. The removal of the awning over the door and replacing it with the metal awning is a nice feature. The addition of lights and a speaker in this structure is also very nice. f. It appears that all of the lights on the building (between the windows) have been removed in the drawings. What will they be replaced with? If not, why are they being removed from the building? g. We are not in favor of the red aluminum covering for the roof of the entrance. This does not go with the rest of the building. It should remain as is. h. The new awning graphics are nice. We are in support of these changes. 2. West elevation a. The wall sign is shown at 42.69 sq. ft. Only 40 sq. ft. is allowed. Please reduce the size of the sign. b. Again, we are not in support of raceways or raceways that are not painted to match the building. Please show the raceway as beige to match the building or remove it altogether. Another option is to switch the color of the letters to a black during the day, white at night to help with visibility against the building. c. What lights will replace the ones that are shown removed from the building, if any? d. The ground sign is shown at 40.49 sq. ft. 42.65 sq. ft. was previously approved by a variance. So the size is ok. e. We are concerned about the design of the ground sign though. We understand the new look and like it, however we prefer individual letters wherever possible. Can you commit that only the white Applebee's letters and the apple will be illuminated? This way the sign will appear to have individual letters, even though it is a full cabinet sign. 3 f. Please confirm the height of the sign. Will it include the existing brick base? The maximum height allowed is 6'. g. Please confirm that plants will be coming up this spring or will be planted soon. Landscaping (not just mulch or grass) is required for a ground sign. h. Is it possible to not have the sign be so wide? Is 30" wide really necessary? It just seems very bulky. i. The replacement "Carside to Go" signs are fine. However, what are the additional signs installed underneath them? Only 3 sq. ft. per sign (post) is allowed. So these will need to be removed if their information is redundant or additional. Please confirm. 3. North elevation a. The awning color change on this elevation is fine. Why is no graphic proposed? b. Will the lights remain above the awning? 4. East Elevation a. The proposed awning changes are fine on this elevation. b. Again, please provide information on the lights that were on the building, but are now removed in your rendering. Please respond to the comments and requests.
