4. Docket-No. 11040009 ADLS Amend: Applebee's.(US 421) Signage.
The applicant seeks approval for two new wall signs, one new ground, sign and new awnings for the
existing restaurant. The site is located at 10325 N. Michigan Rd. and is zoned B- 3/Business within the US
421 Overlay Zone. Filed by Tracy Gamez of Design Team Sign Company.
The applicant seeks approval to install new signage to reflect the rebranding efforts of the company. Please view
the petitioner's information packet for further detail. Currently, there are red and green signs and green awnings
with a red apple on each of them. All signs and awnings on the building will be replaced. The new signs have white
lettering and a red apple logo. There are two wall signs, one on the south and one on the west. The proposed wall
sign on the south is 40 sq. ft. It will be installed on a raceway that is painted to match the building, not on a brown
raceway as shown in the rendering. A "Neighborhood Grill and Bar" cabinet style sign will be installed below the
Applebee's letters. Only the letters 'of this cabinet sign will shine through white at night. This sign fits within the
Sign Ordinance requirements for size 40 sq. ft. Also on this elevation, a new canopy structure will be installed
over the entrance. It will be made of aluminum and painted silver. There will be lights and speakers in this structure
for the protection of the patrons, as well as to provide music and announce when tables are ready. All other lights
and building elements will remain unchanged.
The wall sign on the west elevation is 39.5 sq. ft. It will have the apple logo and the Applebee's letters in white.
This sign will also be installed on a raceway that is painted to match the color of the building. This sign fits within
the Sign Ordinance requirements for size: 40 sq ft.
There is a ground sign change proposed, as well. Currently, the sign has individual letters and a large apple logo on
the top of the sign. The applicant proposes to change out this sign entirely to a cabinet sign with a red background
and white letters. Only the letters and the logo would shine through at night; this will help the sign to appear as if it
were individual letters. The sign is 40 sq. ft. overall, but the actual text on the sign is much less and fits within the
Sign Ordinance requirements for size: 40 sq. ft.
Lastly, there will be new awning installed on the building. Currently, the awnings are hunter green with a red apple
on them. The new awnings will be a mustard yellow color with a bright red apple graphic on one of the awnings on
an elevation. The other awnings will have a muted gray apple. The Department thinks this is a clever design for the
awnings.
Recommendation:
After all comments /concerns are addressed, the Dept of Community Services (ROCS) recommends positive
consideration of Docket No. 11040009 ADLS Amend.
