At least one shade tree is requested for the front yard; please work with the City Forester, Daren Mindham, to select an appropriate tree species. (Street tree list is attached.) (Daren suggested a Lilac if there is enough space) 4. Will there be a fence? If so, please provide the location and height /design details. (No fence) 5. The proposed driveway width is too wide in certain areas; the driveway width cannot be wider than 12 -ft, except within 30 -ft of the front of the garage, where it can then be 24 -ft wide. (I will revise the driveway to 12' feet) 6. Please make sure that the front face of the garage is at least fifteen (15) feet further from the Front Lot Line than the primary front line of the Principal Building. (The Garage is a side load and does not face the front) 7. If possible, please shift the building south, to be closer to a 30 -ft front yard setback. (We can discuss this further.) (I will move the structure up to a 30 -ft front yard setback) 8. Please provide greater detail about the porch railings. Are they square posts? 0 9. Please provided greater detail about the porch column design and dimensions. (They are 2 -ft square with stone veneer on the bottom and the wood will taper down as it goes up) 10. Please provide exterior light fixture details, designs, and/or photo examples. (I will provide pictures later) 11. Will there be any chimneys or roof vents? If so, please show. There is no single perfect tree; the most successful course is to match the planting site limitations with the right tree for that spot. Each site must be evaluated and possible restrictions of tree species noted. These restrictions include rooting space, soil texture, soil pH, drainage, exposure, overhead wires and surrounding building surfaces. The trees appearing on this list have different requirements and tolerances. All of these species should do well in the urban forest environment of Carmel. Before selecting any particular species or variety, further research should be done to ensure that the site would satisfy the specific requirements of the plant. Some of the species or cultivars listed here may not be readily available at local nurseries, particularly in calipers large enough for planting in high traffic areas. Tree shelters and staking may provide limited protection. The three main things that jump out at me are 1) that the house width is not 55 -ft or less, 2) the garage door and its dormer massing dominate the front elevation, and 3) the garage is not at least 15 -ft further back from the front line or front face of the house. Our Department probably will not approve a design like this; is there any way you an tweak the design a bit, to make it better fit in within the character of Old Town area and meet the zoning requirements?
