Carmel, Indiana 46032 Angie Conn In attendance: Mike Hollibaugh, Jim Blanchard, Angie Conn, Steve Reeve at the above site on 9 -7 -1 The condition of the existing residence located at the above address. Topics that we discussed were as follows: The value and condition of the existing home verses the new home on the lot. The existing home is not square on the lot and the ability to add square footage to the home is not possible without raising the home squaring it on the lot and replacing the footers and foundation. The home is placed to close to the adjoining property to the East. two feet (2') The foundation is deteriorating and in need of repair. It appears the water enters the crawl space due to the lack of proper drainage away from the home. The floor joists are not consistent in size and the floors are sagging, and would need to be replaced; there have been several small block pillars and beams installed in the crawl space to try to correct this. The rafters have been exposed to moisture and are bowing, due to the attic not properly being vented. The east wall of the home is block as is the garage; this would make moving or relocating the home on the existing lot cost prohibitive. The South East room on the home was built on grade. The garage has a low slop roof, and needs replaced with a gable roof. See Photos below. With the above mentioned items it is our opinion the only part of the existing home salvageable would be three framed exterior walls West, North and South. Not cost effective. The new home would add value to the area as seen from the road or the Monon Greenway, both financially and visually. It would add class, and add an Old Town Feel to the street; it would blend in with other projects starting soon. Thank you in advance Stephen Reeve
