4. Docket No. 11070015 ADLS Amend: George Jeff's Crepes Creamery Signage
The applicant seeks approval to place one new wall sign and reface an existing ground sign (at the old Ritter's
location). The site is located at 930 A N. Range Line Rd. and is zoned B- 2Business. It is located within the
Carmel Dr. Range Line Rd. Overlay Zone. Filed by Lisa Schweitzer of LB &A Sign Management on behalf of
the owner.
The Petitioner seeks approval to install a new wall sign and to reface an existing ground sign. The proposed wall sign will
say "George Jeff's Crepes and Creamery" along with a logo /picture of an ice cream cone. The letters are tan and brown,
the logo has a blue background with a waffle cone and vanilla scoop of ice cream. The sign stands out well against the
white facade of the building. The sign is 25 sq. ft., 75 sq. ft. is allowed by the Sign Ordinance.
The ground sign is 25 sq. ft. and is simply putting two new faces into the existing sign structure. 45 sq. ft. is allowed by
the Sign Ordinance. The sign structure is blue, and it will remain that way. The background color of the sign face is white,
with the brown and tan letters and blue ice cream cone logo.
In researching this site, it has come to the attention of the Department that a variance was not obtained in 2000 to
have two signs on this site. Because the site is on one public street frontage, only one sign is allowed. Variance
approvals from the Board of Zoning Appeals would be required for total number of signs and for two signs facing
one right -of -way.

Recommendation:
After all comments /concerns are addressed, the Dept of Community Services (DOCS) recommends positive consideration
of Docket No. 11070015 ADLS Amend, knowing that BZA variance approval is also required.
