2. Docket No. 11060012 PP: Applegate Addition
The applicant seeks primary plat approval for 3 residential lots on 0.51 acres. Also, a waiver is
requested from the Subdivision Control Ordinance:

The site is located at 130 2nd Street NW, just east of the Monon Greenway. It is zoned R-
4 /Residence within the Character Subarea of the Old Town Overlay. Filed by Justin Moffett of
The Old Town Design Group.
The applicant seeks primary plat approval for 3 residential lots on 0.51 acres. The waiver is requested to
have 45 -ft wide lots at the road right of way, when 50 -ft of width is required. The Department is okay
with this waiver request, as the waiver is for 5 -ft of width per lot, and because the development will help
continue to development pattern of Old Town. Please see the petitioner's informational packet for
more detail.
Since this parcel lies within the Old Town Overlay, the architecture, landscape plans, and site plans for
each lot must be reviewed and approved administratively to make sure the structures meet the
requirements of the Character Subarea of the Old Town Overlay, with a Site Plan Design Review
(SDR) application.
Outstanding staff concerns /comments:
1. Please provide copies of your correspondence with the TAC members and their correspondence
with you.
2. Provide the filled out and notarized Affidavit of Notice of Public Hearing page of the application.
3. Provide the filled out Notice of Public Hearing page of the application.
4. Provide the filled out and notarized Public Notice Sign Placement Affidavit page of the
application.
5. Provide a copy of the Official List of Adjacent Property Owners from Hamilton County
Auditor's Office.
6. Will you have a declaration of covenants restrictions? If so, please submit them for review.
7. Please submit a tree preservation plan to the Forestry Dept. and Planning/Zoning Dept.
8. Please show /label the 5 -ft wide sidewalks along both street frontages, or contribute to the City's
Non Reverting Thoroughfare Fund.
Recommendation: The Dept. of Community Services (DOCS) recommends that the Plan Commission
suspends its rules of procedure and votes to approve this primary plat this evening.
