Dear Resident of Old Town Carmel,
The Old Town Design Group is purchasing the 1/2 acre property at 130 2nd Street NW
and we plan to demolish the abandoned home on that lot to subdivide it into three custom
home lots: All of the custom lots sold to-buyers planning on- building homes--
within the next year. It is our goal to build homes that exemplify the character desired in
Old Town Carmel and we think that the neighbors will be pleased with the new homes
once completed.
On June 27 the Carmel Board of Zoning Appeals granted a lot width variance to 45' that
will enable us to go to the Carmel Plan Commission and seek primary plat approval.
Also, we are seeking a waiver from the subdivision control ordinance requiring a
minimum of 50' of lot width at the right -of -way. This is the same request for which we
sought and were granted approval from the BZA last month.
At the BZA public hearing we had the opportunity to listen to the concerns of adjacent
property owners. We heard loud and clear that neighbors have a concern over traffic
congestion and construction mess. Our company will seek to alleviate some of those
concerns by creating a construction traffic plan along with having our crews regularly
clean up the site. Ultimately, the construction of three homes will not be nearly as
impactful and disruptive to the neighborhood as some other large scale projects.
Included with this letter is the Public Notice of our upcoming Carmel Plan Commission
Hearing along with a site plan showing our proposed primary plat.
