Docket No. 11070014 ADLS Amend: Walgreens Remodel The applicant seeks approval for signage and exterior facade changes. The site is located at 1215 S. Rangeline Rd. and is zoned B- 8/Business, within the Carmel Dr. Rangeline Rd. Overlay Zone. Filed by Bill Hollenkamp of CR Architecture Design. The petitioner seeks committee approval for minor modifications to the building exterior, as part of Walgreens' national revamp. The storefront windows across the west elevation will be lowed, to let more natural light into the store. The EIFS will be refinished and a baby blue band will be utilized. Also, the wall and ground signage will be replaced. Please view the petitioner's informational packet for further detail. Staff's outstanding comments for the petitioner: 1. Is there a way to add a texture or cement fiber board paneling to the areas where the `wagon wheel' features will be removed? 2. Can you remove the 2 floodlights from the areas where the `wagon wheel' features will be removed? 3. The City Forester has requested some changes, so that the current landscape plan can be brought into compliance with what was approved by the Plan Commission originally. 4. Will the Redbox kiosk stay in its current location, or can it be moved under the building overhang, near the store entrance? 5. Signage review comments: a) The wall sign facing west now is 56.44 sq. ft. The proposed new sign is 99.86 sq. ft. This is over by 43.42 sq. ft. and would require a variance for size from the BZA. The options are to scale it down to the 56.44 sq. ft. that is there now or apply for a variance. b) The Pharmacy sign facing west now is 13.3 sq. ft. The proposed sign is 16.68 sq. ft. This is over by 3.38 sq. fl. c) The Drive Thru Pharmacy sign on the south elevation now is 17.5 sq. ft. the proposed sign is 11.04 sq. ft. This is 6.46 of unused sq. ft. I was thinking this could cover the Pharmacy sign overage for the west elevation. d) The exit sign north of the drive thru passage is 3 sq. ft. now, and only 1.86 sq. ft. is proposed, which is good. e) The ground sign is just a face change out and that is ok with the Department. Recommendation: After all comments/concerns are addressed, the Dept of Community Services (DOGS) recommends positive consideration of Docket No. 11070014 ADLS Amend. 4
