Sent: Wednesday, July 27, 2011 11:20 AM To: Conn, Angelina V Subject: Walgreens signage Hi Angie, I've reviewed the signage and it is not an exact swap from what is there now. 1: The wall sign facing west now is 56.44 sq. ft. The proposed new sign is 99.86 sq. ft. This is over by 43.42 sq. ft. and would require a variance for size. 2. The Pharmacy sign facing west now is 13.3 sq. ft. The proposed sign is 16.68 sq. ft. This is over by 3.38 sq. ft. 3. The Drive Thru Pharmacy sign on the south elevation now is 17.5 sq. ft. the proposed sign is 11.04 sq. ft. This is 6.46 of unused sq. ft. I was thinking this could cover the Pharmacy sign overage for the west elevation. 4. The exit sign on the north of the drive thru passage is 3 sq. ft. now and only 1.86 sq. ft. is proposed. 5. The ground sign is just a face change out and that is ok with me. So the biggest thing is the wall sign on the west elevation that either needs to be scaled down to the 56.44 sq. ft. that is there now or apply for a variance. Would this landscaping be tied to a building permit? The following email represents comments for this project specifically addressing the area of urban forestry. I offer the following comments: URBAN FORESTRY REVIEW COMMENTS 1) Please replace the dead and insect infested plant material, which includes 1 AR, 2 FP, 4 JHP, 2 EAC, 1 JST, and 5 MA. This material is all in the SE /E corner of the property except one ash in the NW corner of the property. 2) I have attached a copy of a landscape plan to assist in reviewing the dead landscaping. As for the two ash trees they have the emerald ash borer which they will not be able to survive. It does not look like they have been treated to be saved, so I recommend that they be replaced with a different genus when removed. I spoke with Rachel a little while ago about some concerns about some clarity I was looking for before we can submit anything in regards to the Walgreens remodel on Rangeline Rd. I'll synopsize below, but would like to follow up with you ASAP so any items we need to provide for the proposed improvements can be resolved and facilitated: 1. I fear there is misinterpretation of the elevation data I provided you. The elevation you returned and noted as preferred is not applicable for this project. That elevation is for improvements to a completely different prototype design. I simply furnished you the other two elevations so you could understand how Walgreens is implementing their improvements amongst all their prototypes. 2. Walgreens is only interested in improving their exterior as proposed (with one update since we met last week) they are not really interested in discussing additional scope items as they do not fall within the approved scope for the corporate initiative driving these improvements. The one item that has changed is that introducing a new material (metal) is no longer feasible to this project. The only scope for the exterior of this project is as follows: a. Infill the "wagon wheel" openings in the gable faces to eliminate the bird issues they present to Walgreens b. Lower the storefront windows to improve the customer experience and make the store more inviting to outdoor pedestrian traffic c. Recoat/refinish the existing EIFS with fresh new corporate colors: the Pantone Blue color provided you when we met (as an accent) and a light gray color equal to Benjamin Moore "Nimbus" #1465 to replace the aging, long weathered beige /tan coloring. 3. In review of the overlay code you furnished me, I'm having trouble seeing how it applies to our specific project and its proposed improvements. Its development predates the existence of the ADLS requirements and by the language of your code is not subject to it, but to the "...previously approved Improvement Location Permit" (reference 23F.02.03) for any site improvements. As no new materials are being put forth, and the proposed scope does not increase or expand the building size or site features, I'm having difficulty discerning what exactly is being reviewed and approved. 4. If there is anything to be submitted, I need some clarity on what all you are looking for. We are merely talking about new colors to currently exiting materials and lowered windows, all to provide a refreshed look and improve customer experience: We will gladly render out elevations specific to this location v. the generic color elevations furnished last week; but I don't see the need for any further documentation to effectively depict the proposed improvements. 5. The proposed signage improvements simply replace older inefficient signage with new energy efficient LED signage within the same sizing as existing basically a 1 -to -1 switch out 6. Given The above information, l don't see why this cannot be handled administratively: it is not subject to the ADLS requirements per your overlay code and I don't believe any of the current proposed scope is in excess of the previously approved Improvement Location Permit. Walgreens wants to be a model retailer for your community it's one of the primary drivers behind the whole initiative (better, fresher, more inviting and as always customer driven) In order to deliver on this credo, they are anxious to resolve exterior items here in effort to keep the project moving forward. At your earliest opportunity come Monday, I would like to discuss further with you and whomever else seems applicable. I will be driving by Carmel en route to Walgreens HQ this coming Tuesday and will gladly stop in and drop off site specific elevation renderings.
