It is not located within any Overlay Zone. The approval of these variances will not be injurious to °A the public health, safety, morals, and general welfare max �a� of the community because: the proposed signs are very similar to the existing signs and the size is within the allowable square footage for the building. These signs will aid persons looking for the Range Rover dealership and could in turn improve the safety of those patrons and the drivers around them. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: this building is located more than 960 feet away from 96` St. Motorists traveling on 96` St. might not notice the changes due to the distance. The proposed signs are not substantially different from what is there now or different from other businesses along 96"' St. The signs fit within the character of the area. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: the Range Rover dealership w not be able to properly identify itself to its customers. Without identification, it is hard for people to locate the dealership. Recommendation: After all concerns have been addressed, the Dept. of Community Services recommends positive consideration of Docket Nos. 11070001 -2 V.
