HomeMy WebLinkAboutPacket Request for Primary Plat 4201 Ave NW, Carmel, IN Currently, the property located at 420 1 Ave NW contains .53 acres and borders 1 Ave NW to the east and the Monon Parkway to the west. We are proposing to Plat the property into two Tots, with Lot 1A containing .26 acres and Lot 2A containing .27 acres. Lot 1A has an existing structure which has been completely remodeled and updated, while keeping the characteristics of a 100 year old home. Lot 1A access is currently via the unimproved alley that borders the northern property line. Lot 2A access will be provided by the same alley and said alley will be improved to a paved surface per the specifications provided by the Carmel Engineering Department. tit ZcO Tree Preservation Plan 4201 Ave NW, Carmel, IN 1. We will fence off the back property line as far from the trees as possible. The fence will be placed just outside the home construction limits. We will save all trees in the 20 feet area eastward of the west property line, which is wooded area adjacent to the Monon wooded area. 2. We will be following the Tree Preservation Guideline as provided by Daren Mindham, Urban Forester for the City of Carmel. This Detail will be added to and will become part of the Site Plan for the property. 3. We will also be posting a preservation sign per the design provided by Daren. 4. Trees hanging over the alley will be trimmed in such a manner as to allow 10' of clearance as measured vertically from the road surface.
