Subject: Review comments for docket no. 11090007 SDR: First and Sixth NW Subdivision, Lot 2
Justin here are the Planning Department's preliminary review comments for the new house for Lot 2 (and the
Planning Director will provide additional comments within a week or so):
1. Driveway width: The Old Town Overlay regulations state: Driveways leading to the garage may not be wider
than twelve (12) feet, except within thirty (30) feet of the front of the garage, where the driveway may be up to
twenty-four (24) feet wide.
2. Please provide any exterior lighting details /locations.
3. Please add the path from the front door to the driveway on the site plan.
4. Is any fencing proposed? If so, please provide the design details of that.
5. Will there be any chimneys /flues /vents? If so, please provide the details of that.
6. Rear (west) elevation: please add a window or two to the garage wall.
7. Please label the building widths on the elevations.
8. The entry /patio area layout is slightly awkward, with the main front door facing north, but the main facade
of the house facing east. Is there a way to make this entry /door area more pronounced when looking at it
from the east, to create a sort of hierarchy? (We can discuss this more in detail, later,)

I'm pretty sure that the tax ID included on the SDR application for lot #1 is accurate, but don't have a tax ID from
county yet on lot #2. Can you move forward with the SDR either way since we have a recorded plat submitted to you?

Justin,
I assume landscape plans will be provided for both lots? The landscaping requirement is for groomed landscaping of
shrubs, trees, flowers and /or grasses for the front yard per the Overlay and also perimeter bufferyard per Additional
Regs. Of course, existing material can count toward these numbers.
