Painting- The entire exterior will be repainted in a mocha colored paint to lend a feeling of warmth, upscaled appearance, and to blend in well with the look and charm of surrounding homes and businesses such as are found in the Arts and Design District. (rendering included) Trim- Ivory colored trim will be added to add a finished, custom look and to better incorporate with businesses within the district. This building currently lacks character or charm and the addition of trim moldings around windows, doors, and above the main entrance will certainly add much needed detailing and enhance the overall neighborhood. (rendering included) Awnings- Stylish, black awnings will also add to aesthetics and provide shading on over west facing windows, the main entrance, and a door on the north side parking lot. Additionally, a black awning will provide shadingiover the back door area on the east side of the building. (photo included) Shutters- Two small windows on the north side of the building will be enhanced by black shutters which will be approximately the same height as the window. (photo included) Happy Dog Hotel and Spa Landscape changes Presently there is no landscaping as the building's surroundings do not allow for it. The north and west sides are sidewalk surface to the street or asphalt. The east side, the building sits along the property line except for a very small portion. (As depicted in property survey.) The south aspect is separated from a neighboring building by only a few feet. As such, in an effort to lend green to this property, two large, decorative pots with Juniper evergreens will be placed on either end of the building's frontage. (As depicted in the rendering and attached photo.) In spring and summer months, cascading petunias will be added to the pots to offer more color and greenery. Two potted Juniper trees. Each to be approximately 4' -5' tall. To be planted in large, decorative pots and placed on either end of the building's frontage. (As depicted in the color rendering.) Happy Dog Hotel and Spa Signage changes One sign will be added to the building. It is plywood, painted with the company logo. (As depicted in accompanying artist sketch.) It will be high quality and is being made by the same artist whom makes Bazbeaux's signage. It is to be mounted above the entrance and illuminated by goose neck lighting. (As depicted in building improvement rendering.) It will be an ivory colored background with a black border. It's dimensions are 7'3" x 4'. Happy Dog Hotel and Spa Lighting Changes 1) Adding two Carriage lights to front of building on either side of entrance. (As depicted in building improvement rendering.) 2) Adding three 'goose neck' type lights above the sign to illuminate it. (As depicted in building improvement rendering.) 3) Adding five 'pack' lights to lend lighting to parking lot, south side, and east side. (As depicted in plan.) Happy Dog Hotel and Spa Parking changes The building currently has 6 designated parking spots. Only 4 are required for a boarding facility. The number will be reduced to 5 parking spots and will accommodate a disable parking spot. (See accompanying drawing and photo.) As needed, the parking lot will be resurfaced and lines painted. Bicycle rack As needed, a bicycle rack will be placed in front of the building to the south of the front entrance area.
