This letter serves to acknowledge receipt of a transmittal received 01!08!04 containing
the Plans for the above-mentioned project. After reviewing the project, the Highway
Department has the following comments:
1. The passing blister that was shown on the approved as a part of the plan original
Carmel Centre West project must be t~mpleted prior to any approvals for this
project. If the construction of the building is to occur before the roadwork is
completed, a bond must be posted for 100% of the construction cost of the
passing blis#er.
2. A Parallel Work in Right of Way permit will be required for the construction of the
roadwork. Please contact Mr. Robb Chadwell, Highway Department Permit
Inspector, for the necessary forms and information. Form 1012 can be obtained
from the Hamilton County website. The bond will need to be submitted with the
permit,

We have reviewed the construction plans submitted to the Hamilton County Surveyor's
Office on January 8, 2004 for this project and have the following comments:
1. This proposed project falls in the Park Northwestern Drainage Shed.
2. Please submit an outlet permit, for the discharge into the Hamilton Business Park
Arne of the Park Northwestern Regulated Drain, to this office. The application is
available on our website at htm•//www co harm ton in us go to Departments,
Surveyor, and Drainage Pemuts,
3. The grading plan does not show were the storm water that could get trap between
the pazking lots it to drain to. Tho storm sewer profile shows the grade falling
from the back of curb to the property line, as similar on lot 1, but no ewale is
shown to take this water from this spot. Please look into this and make sure no
water get trapped along the western property line.
4. The swale along the east property line contains a regulated sub-surface drain,
which is used to drain the 106°i St. ROW. This drain became regulated on July 28,
2003 by the Hamilton County Drainage Boatd, The easement for this regulated
drain has not been reduced across this parcel and is currently statutorily 75' each
direction from CL of pipe. This easement will need to be handled with the
development of this property, please contact me for direction as to desired method.

5. The above mentioned regulated drain consists of the 6" sub-surface drain and 12"
CMP used to convey water across the gas pipeline easement. The CMP will need
to be protected and incorporated into the gading/landscapingpcrformed in that
area. The 6" sub-surface drain will need to be located, checked for funetionability,
and a riser placed at the end for future maintenance. Please contact me for further
information.
6. Landscape planting within the regulated drain easement will need to be
coordinated with this office.
7. Please request permission from Panhandle Eastern Pipeline Company to work in
their pipeline easements.
8. Please note the additional comments maybe warranted at a later date.

We have received your review letter dated January 14, 2004 regarding the Carmel
Centre West Office Building on Lot #2. Please find enclosed revised site plans that
address the following comments:
1. The legal description has been added to the plans.
2. Each tenant will have a wall sign located over the tenant space. The signs will be
individual letters, dark bronze in color and back lit. Their allowable size is
dictated by the Sign Ordinance.
3. The drive at the rear of the building will be used for the loading berth.
4. All easement have been labeled on the plan.
5. No rooftop mechanical equipment is planned and the dumpster area will be shared
with Building #1.
6. Building dimensions have been labeled on the plans.
7. We have not received a letter from the Urban Forester but we have addressed in
plan form his verbal comments from the TAC meeting.
8. Your comment is duly noted.
9. The 10 ft. path was shown on the previous plans.
