We will need nine copies to send out to the committee members. The deadline is this Friday at noon. After discussing the project further, we looked into the US 421 Overlay zone for any additional guidance and /or requirements that would help with the disconnect between the building architecture and the proposed entrance feature design. We have found some information that will be helpful for you to look over. Here is a link to Chapter 23 C. Page 5 begins the Architectural Design Requirements. Letters F and K are of significance to this project. There is a possibility that a variance might be required if these Design Requirements cannot be met. Please let us know if you have any questions. I like the new look of the building. I think it will definitely be more modern. 2. The new signs are about 24.4 sq. ft. for Ed Martin and the Buick /GMC sign is about 38.19 sq. ft. The estimated total is 62.59 sq. ft. Currently the Ed Martin sign is 40.25 sq. ft. The Pontiac logo was 4.8 sq. ft. The GMC logo is 8.4 sq. ft. The Buick logo is 6.25 sq. ft. Total approved is 59.7 sq. ft. (wall signs only). Please provide detailed renderings of the wall signs including size and lighting style. A variance for total square footage may be required. We will confirm after seeing sign renderings. 3. What is the plan for the ground sign out by the street? Will that be changed at all? The ground sign is currently 6' tall and 68 sq. ft. We will need to see the drawing of any proposed changes. 4. What about any (if there are any) directional signs on the site? Will those be changed? 5. The 'Certified Service' sign is spelled wrong in the exterior elevation drawings. This sign is shown at about 33.61 sq. ft. Currently the service sign is 13 sq. ft. However, this sign was only approved at 9 sq. ft. by the BZA. The sign permit was issued in error. The sign is in violation. A variance from the Board of Zoning Appeals will be needed for this sign size and for sign not facing a public street (north which was withdrawn in 2004 but should have remained). The size variance can be grouped with the other variance for size for the east facing wall signs, if necessary.
