The site is located at 3008 Warren Way, at the southeast corner o 116 St. and Keystone Pkwy. It is
zoned R -4 /Residence and lies within the Keystone Parkway Corridor Overlay Zone. Filed by Timothy

2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because: the buildings currently exist. The building setbacks were affected by the
taking of road right of way by the City of Carmel.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in
the use of the property because: the building setbacks would not be legally conforming, they would just be legally
non conforming (grandfathered) which sometimes has a bad stigma.
Recommendation: After all concerns have been addressed, the Dept. of Community Services recommends positive
consideration of Docket No. 11090011 V.
