The site is not within the 100-year flood zone per Flood Insurance Rate map 180081 Panel 0205, Map Number 18057C0205F effective February 19, 2003. Description This project consists of the construction of proposed building and associated parking areas and landscaped areas. Additional project activities include the construction of a proposed storm sewer system. Pre- Developed Conditions The site is presently undeveloped. Under existing conditions, the project site consists of grass. A soil map from United States Department of Agriculture Soil Conservation Service identifies Crosby soils on the property. Existing drainage characteristics are such that the site generally flows to the existing swale on the north that eventually discharges into storm sewer system within CommerCe Drive. Post- Developed Conditions Proposed drainage for the developed site consists of system of new storm inlets and connecting pipes. The proposed design of storm sewer system includes two separate routings. Site will be discharging into the system running to the west within Union Federal Bank site (presently under construction). The second mute will be connected to the existing sewer system within Lot 1 at Carmel Centre West. The allowable discharge for the southern mute is calculated based on as - built information and equals 1.48 cfs. Q 3-4= (V 0.23) x 3.087=1.48 cfs, where - 0.23 slope, % 3.087 cfs- 12" pipe capacity at 1.0% The allowable discharge for the northern mute is calculated based on capacity of the pipe previously proposed for Union Federal Bank site and equals 1.16 cfs. Q1-2= (V 0.14) x 3.087=1.16 cfs, where- 0.14 slope, % 3.087 cfs- 12" pipe capacity at 1.0% The proposed design contains of orifices 8" at structure # 2 and 6" at structure #4. Simulation The simulation of the system was performed using ICPR, which is advanced storm water modeling software and the Tr-55 method with the SCS Huff II rainfall data and 1,2, 3, 6, 12, and 24 hours storm duration for the 10-year storm event. The allowable peak discharge during the 10-Year storm at post- developed conditions shall not exceed the calculated allowable discharge of existing pipes.
