The applicant requests a variance from the provisions of Section 27.03.2 of the Zoning Ordinance to continue to
use an existing parking lot, without curbing, or curbed traffic islands, in connection with a new clubhouse similarly
sized and in substantially the same location as the existing clubhouse. The parking lot was constructed in
accordance with standards applicable at the time, which did not require curbing or parking islands. Existing
surface drainage is adequate. The applicant would like to leave the parking lot in its existing state, without curbing,
to avoid substantial unnecessary expense and the creation of potential drainage issues.

The applicant has utilized the existing parking lot for many years, since the club was opened. It has operated well
without curbing or traffic islands. Installing curbing now, including islands, would require that the entire existin.q
parking lot be demolished and reconstructed with subsurface and other drainage facilities. This would not benefit
the public, and would result in substantial unnecessary expense to the applicant.

FINDINGS OF FACT -DEVELOPMENT STANDARDS VARIANCE
The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
The petitioner has utilized the existing parking lot for many years, since the club was opened. It has operated well
without curbing or curbed traffic islands, lnstallin.~ curbin~ or traffic islands now would require that the entire
existin~ parking lot be demolished and reconstructed with subsurface and other drainage facilities. This would not
benefit the public, and would result in substantial unnecessary expense to the petitioner.

The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The petitioner proposes to construct a new clubhouse, similarly sized and in substantially the same location as the
existing clubhouse, which will not adversely affect either the use or value of property in the area adiacent to the
property included in the variance. Keeping in place, without curbing or traffic islands, the existing parking lot after
this construction will also not adversely affect properties in the adiacent area, since the parking lot will continue to
function as it has, without adverse impacts, for many years

The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
