EXPLANATION
Ballantrae subdivision is located south of 146th Street, west of Spring Mill Road
and east of Ditch Road. This 4.87 acre parcel of real estate obtained primary plat
approval, under the Residential Open Space Ordinance, on June 17, 2003. This
residential community will consist of nine (9) homesites.
After Ballantrae obtained primary plat approval for the subdivision, it realized
that certain revisions to the approved plat would benefit both the residents of Ballantrae,
as well as to the City of Carmel. In this regard, Ballantrae is seeking amended ADLS
approval of the following'

Street Lighting- While the recorded Commitments for this project, recorded on
September 30, 2003 as Instrument No. 200300101858 require that "A standard 70
watt dusk to dawn pole yard light, selected by the Developer, shall be purchased
and installed by Owner and/or Builder and located 5 feet in both directions from
the intersection of the driveway and front sidewalk.", the Developer also desires
to incorporate street lighting for the subdivision. Included under Tab 3 is a
rendering of the site plan which shows the location of the two proposed street
lights which are designated by a red circle on the site plan.

Brick Wall Along 146th Street- The Developer also desires to amend the
approved primary plat to allow for construction of a brick wall to be located
adjacent to 146t" Street.' Included under Tab 4 are renderings depicting the
location, size, and building materials for the proposed wall. The Applicant
desires to incorporate the wall near 146th Street to block noise that is created from
traffic on 146th Street as it relates to the homesites within the Subdivision.
We look forward to presenting this amended ADLS application to the Special
Studies Committee at its March 30, 2004 meeting.

The two red circles shown on the landscape plan below indicate placement of street lights.
The overall height including post and lummair is 11'. 'Yard lights will be on 5' poles with
similar domes and will be controlled by a photostat sensor. Yard lights will be placed 5' from
the right-of-way, 5' from each driveway.
The four entrance pillars will be lit by flood lights from the ground up.
