My client made my life a little easier and decided to just bump out the whole wall since we had space on that side of the
house. So, we no longer have a bump out and the whole foundation in the dining area was brought out 2'. Assume we
are good to submit the revised drawings for our building permits with the letter of grant you provided to me.

Attached is a shutter sample for the Orr house. Top one is what we sent originally, the middle is adding one more batton,
and the bottom one is doing full width shutters. I prefer the middle one but think the bottom is too wide. Your call.
As for the bump out, its finished out just how it looks. Hardi -plank on the sides and bottom with wood trim. It will be
approx. 18 inches off of grade so it can be painted underneath. It would look better with windows but then it would defeat
the purpose of my clients purpose as a hutch area. I'll try to find a picture somewhere but still think this is a non critical
issue since it looks nice with material variation and is sandwiched between two homes.

Regarding comment 3 Please submit the revised elevations showing this change to the shutters so we can
we what it could look like, and, please submit a revised elevation showing another row of batten, and we can go from
there.
Regarding comments 5 can you provide us with graphics or photo examples on how this will be finished out
on the exterior? Is there something like this on the model home (I can't recall)?
4.) Front elevation shutters: please make these to scale with the window (large enough) so that they look like they would
actually work and cover the windows if closed. (We have done this and it looks very awkward to have 12' of shutter
and window. We might add another row of batten but not a full 3' per side.)
5.) Need more detail on the cabinet hutch bump out and how it is finished out on the exterior, as well as how high is
the bottom of the bump out from the ground level? Does it bump out above the top level of the stone veneer
foundation? (The bottom of the bump out should be a 1.5 to 2 feet off the yard grade. We went to the trouble
of changing the material from lap to shake to add some extra interest even though this is in a side yard
between two homes where no one will ever see it. It does cut into the stone so that the floor of the cantilever
can be flush with the main level. This is in no way a fireplace chase, chimney, etc. There is nothing in the
ordinance against bump outs that 1 am aware of and I think this one looks attractive. If it were on a corner lot
1 think we could debate it further but between homes 1 think it is an attractive design detail.)
