PETITIONER: refer to your instruction sheet and checklist on the application for more detail, and please respond to
the following preliminary review comments:
1. Please add docket no. 09070011 SP and docket no. 08100012 PP and 08100013 SW to the plat, and remove the incorrect
docket numbers on sheet 1.
2. Please add S -1 /Residence as the zoning.
3. Please provide one full set of construction plans, including the landscape plan.
4. Please show concrete monuments at each exterior corner of the plan. Show pins at each interior corner of the plat.
5. Show /label the road right of way, pursuant to the Thoroughfare plan.
6. The primary plat shows a non access easement along most of clay center drive. Please add to the secondary plat.
7. Please provide copies of your correspondence with TAC members.
8. Please provide a signed copy of the subdivider agreement form. See section 9.06 of the subdivision control ordinance.
9. Will there be any covenants /restriction? If so, please provide a copy of that document.
10. On sheet 1, please remove the zoning designation of R -1 and the acreage of 6.65 acres along the left side of the page. Also
remove the village on the monon subdivision name and the incorrect owner info.
11. Please submit a revised Secondary Plat after making above mentioned changes. Once these changes have been made and
comments addressed, please produce a Mylar copy (with the surveyor's and land owner's signatures) for signature by this
Department. Two paper copies of the plat must be filed with the Mylar prior to recording, and two paper copies and a Mylar of the
recorded plat must be submitted following recording of the document. Our approval of the secondary plat (signature) will be
forthcoming upon revision of the plans according to the items listed above.
12. The staff has been advised that we cannot present a Secondary Plat to the Director for signature from this point forward until
Ms. Terry Krueskamp (tkrueskamp@carmel.in.gov) in Information Systems has received an e-mail with an electronic file
attached (MicroStation .dgn is preferred, or AutoCad .dwg of the subdivision), and it (the e-mail) has been copied to myself and
Alexia Donahue -Wold (awold@carmel.in.gov).
13. The Dept would also like a .pdf or .jpg file of the scanned, recorded plat, as we move toward a paperless office.
