The applicant seeks to rezone 38.8 acres from S 1/Residential to
PUD/Planned Unit Development for the purpose of developing detached
single family residences and townhomes (rowhomes).
The site is located at the northwest corner of Towne Road and 130 Street.
Filed by Charles Frankenberger of Nelson and Frankenberger for Indiana
Land Development Co.
The applicant is requesting approval of a Planned Unit Development to allow the
construction of 67 single family detached homes and 47 townhouses. Please see the
original informational packet prepared by the applicant for an overview of this rezone
(distributed for the Feb 21, PC Meeting).
The plan indicates a total of 114 residences. The site is divided into two sections:
Subarea A, comprised of townhomes (rowhomes); and Subarea B, comprised of detached
single family homes. Subarea A is located in the southeast cornier of the site, which is
opposite the Village of West Clay mixed use area (which is located on the northwest
corner of 131 Street and Towne Road).
Petitioner should bring the following to the meeting:
1. Updates on any PUD ordinance revisions and edits that are in response to
staff's, the public's, and the Plan Commission's concerns and/or suggestions.
2. Update on landscape plan approval.
3. Update on all outstanding Carmel Engineering issues.
The Department recommends that this item be forwarded to the Subdivision
Committee on May 4, 2006, for further discussion.
