HEARING OFFICER OF THE CARMEL BOARD OF ZONING APPEALS
Docket Nos. #04020026, 04020027, 04020028, and 04020029
Notice is hereby given that the Hearing Officer of the Carmel Board of Zoning Appeals on
the 22nd day of March, 2004 at 6:30 pm in the Conference Room in the Offices ofthe Department of
Community Services, 1 Civic Square, Carmel, Indiana 46032 will hold a Public Hearing upon
Developmental Standards Variance applications for Kite Greyhound, LLC ("Applicant"). Applicant
requests the following Developmental Standards Variances of Ordinance No. Z-344 contained
within the Carmel/Clay Zoning Ordinance'
1.) Section {}6.2
Variance request to decrease the minimum building height for four restaurant buildings along
Keystone Avenue from 30 feet to 25 feet.
2.) Section § 11.3.A.2.
Variance request to increase the maximum sign area of the Abuelo's sign on the west building
elevation from 75 square feet to 90 square feet.
3.) Section § 11.3.A.2
Variance request to increase the maximum sign area of the Abuelo's sign on the south building
elevation from 40 square feet to 85 square feet.
4.) Section § 11.3.A.4
Variance request to change the colors of the wall signs from white to red.
The property is located south and east of the intersection of 146th Street and Keystone Avenue in
Carmel, Indiana.
The applications are identified as Docket Nos. 04020026, 04020027, 04020028, and 04020029,
respectively.

The real estate affected by said applications is described in the attached legal description.
All interested persons desiring to present their views on the above application, either in writing or
verbally, will be given an opportunity to be heard at the above-mentioned time and place. Interested

time to time as may be found necessary. The petitions and plans may be viewed at the City of Carmel
