How will this connect to the retail areas immediately to the south, as well as in the village? Acess here beyond a mere cross walk woud be great. 3. The Department of Engineering requests an opportunity to review the'PUD ordinance for this before the ordinance is "adopted to review any changes to existing design standards that will. be incorporated in the 'zoning ordinance. This letter shall not be considered a complete primary plat, secondary plat, or construction plan review. Those, reviews will occurat a later date. The primary plat must indicate .a continuous 24 -foot width of pavement on the north side of 131" Street between the proposed entrance and Towne Road. 4. The Depai tnient will need to confirm that the Towne Road improvements by Brenwick will maintain the existing centerline of Towne Road. Comments and concerns are as follow: 1. Section 2, Item 2.5 of the proposed Ordinance indicates that garages, when front- loading, shall be recessed from the main elevation, however, four of the elevations submitted indicate a, projecting garage. Pleasemodify the elevation to indicate a recessed garage. 2. Section 5, Item 5.3.3 of the proposed Ordinance indicates that all exterior walls will be given equal architectural treatment and design.`` Please clarify whether this means all exterior walls shall have windows, and whether the windows on side and rear facades will match those on front facades. 3. Section 2, Item 2.6 of the proposed Ordinance indicates that porches and stoops are encouraged. Two of the six elevations submitted do not indicate porches. Please modify the elevations to indicate porches. 4. Section 6.2 of the proposed Ordinance indicates that townhouse lots fronting on 131 Street and Towne Road will have 25 -foot front yard setbacks, however, this is not indicated on the site plan, which indicates instead 15 -foot setbacks. Please modify either the Ordinance or the site plan. 5. The proposed Ordinance indicates that the development will encourage walkability and pedestrian friendliness. To this end, please provide a passive or active amenity, such as a tot lot, in the central common area. The intersection of Street "D," Street "C," and the south leg of Street "E" cannot be a "T" intersection.
