Proposed Sign Location View from I -465 Allegient LLC, is requesting approvals to allow the relocation of one of two approved signs from the north face to the east face of the Meridian Tower building, located at 201 West 103` Street. The property is outlined on the aerial photograph included under Tab 2. It is zoned 13-1 Business District and is also within the US 311 Meridian Street. Overlay Zone. In order to allow the new sign placement, two approvals have been requested. These two requested approvals are for (i) an amendment to the architecture, design, lighting, landscaping, and signage (ADLS Amend) from the Special Studies Committee and (ii) a developmental standards variance from the Board of Zoning Appeals. To this end, we will present the requests for development standards variances to the Hearing Officer of the BZA on December 6, 2011, just prior to the meeting of the Special Studies Committee to consider the ADLS Amend request on the same evening. The development standards variance is required in order to allow a wall sign that does not face an abutting public street right -of -way. In this regard, and as illustrated by the aerial photograph included under Tab 2, the subject real estate is situated so that the building, although clearly visible form Meridian Street and 1 -465, is separated from Meridian Street and 1 -465 by a strip of land. included under Tab 3 is an exhibit illustrating (i) approved wall sign locations labeled in orange and (ii) the proposed sign location labeled in yellow. Today two wall signs are permitted in the approved location on the north face of the building. As noted previously, this request is to permit the relocation of one of those two signs to the location on the east face indicated in yellow. The exhibit under Tab 4 illustrates the construction standards for the proposed sign, including lighting style, materials, mounting style and colors. The exhibit included under Tab 5 illustrates the location of the proposed sign from the vantage point of 1 -465. The proposed sign location will effectively address identification of one of the major tenants of the building from Meridian Street and I -465. Wall signs facing Meridian Street and I -465 are consistent with multi- tenant multi -level buildings in the corridor and allow for reasonable identification of major tenants. Adequate identification of major tenants promotes higher occupancy rates in the corridor and is critical to the success of building leasing and the viability of the corridor. We look forward to presenting this mater to the Special Studies Committee on December 6, 2011.
