1. (V) Woodland Springs Manor Apartments.
II The applicant seeks the following development standards variance approval:
Docket No. 11090011V Zoning Ordinance Ch.23A.02 Ch. 26.02.03 front
yard setbacks. The site is located at 3008 Warren Way, at the southeast corner of
116 St. and Keystone Pkwy. It is zoned R -4 /Residence and lies within the Keystone
Parkway Corridor Overlay Zone. Filed by Timothy Ochs of Ice Miller, LLP for Bush
Development Co.
Present for the Petitioner:
Tim Ochs, Ice Miller
Real estate was acquired by eminent domain by City of Carmel during recent reconstruction of
Keystone roundabout
With loss of right -of -way, conforming setbacks measured from the right -of -way no longer
conform to the Zoning Ordinance
No improvements to property as part of the variance request
Replacement sign and fence will be subject of ADLS Amendment
New and old right -of -ways and setbacks indicated on plan

Variance is for side -load garage to sit in front of the front face of the house
o If garage located on permitted south elevation, house would be nine feet from sidewalk,
causing visual obstruction for corner traffic
