RE: CITY CODE VIOLATION - PROPERTY MAINTENANCE/UNSAFE STRUCTURE
Dear Ms. Schuettes:
I am writing to your regarding your property located at 1127 Main St. W., Carmel,
Indiana, Tax Parcel Number 17-09-26-04-01-012.000.
A recent site inspection was performed by this Department on June 1, 2010, in response to
complaints regarding the maintenance and safety of the structure/property. This inspection
revealed several property maintenance/ordinance violations.
These violations included: unsecured structure(s), missing/deteriorated gutters and
downspouts, shifted and deteriorated foundation, peeling paint on siding and trim (paint
appears to be lead), deteriorated steps, broken windows, outdoor deck is unsafe and needs
removed, guardrail broken/deteriorated, soffit deteriorated, tree and trash debris.
These deficiencies violate the provisions of the Carmel City Code, § 6-79 Public
Nuisances Affecting Peace and Safety, § 6-220 Administration of the Property
Maintenance Code, and § 6-159 Unsafe Building Regulations.
The City of Carmel seeks your voluntary compliance with the Carmel City code. In order
to address and resolve the deficiencies it is critical that you or your representative initiate
continuous repairs and improvements to the structure/property by July 2, 2010. Please
have all structures on the property secured (accessible doors and windows locked or
boarded) by June 12, 2010. Failure to secure the property by the specified time will result
in the City securing the structure(s) and billing the property owner for contractor and
administrative costs. Demolition of the structures on the property is also an option, and
Building and Code Services can help secure the necessary permit(s) for razing the
structure(s).

Also, the grass and weeds on the properly are well above the allowed maximum by Carmel
City Code § 6-88):
(c) Requirement to cut. All owners of real property ("property") located within
the City shall cut and remove weeds and other rank vegetation growing
thereon that exceeds an average height of six inches, and shall keep their
property clear of debris.
Please bring this matter into compliance by June 10, 2010. Failure to do so will result in
further Enforcement action to include City abatement in which the owner will be billed for
contractor and administrative costs. The City expects the property to be maintained, and
this will serve as first and final notice concerning the requirement to cut for the duration of
the growing season.
Should you choose to ignore the concerns and timelines provided in this letter, the City
will begin enforcement proceedings with citations issued requiring your appearance in
Carmel City Court.

resolving how you wish to proceed.
