Dear Interested Party:
We represent Main & Guilford Plaza, LLC in connection with its proposed redevelopment
of 811 West Main Street, the site of a former service station located at the southwest coruer of Main
and Guilford.
Main & Guilford Plaza, LLC proposes to redevelop the site with mixed uses in a two (2)
story building, with primarily retail uses on the first level and office uses on the second level. In so
doing, there are a number of development standard variances that have been requested, as well as a
use variance, all as detailed in the enclosed Notices of Public Hearing. Primarily, the use variance
is to allow the primary developer and tenant of this site, Joe's Auto Service, Inc., to operate an auto
service and repair business. There will be no fuel station permitted as a part of this request.
Details of thc variance requests are set forth in the enclosed Notices of Public Hearing,
which will be heard by the Carmel Board of Zoning Appeals on Tuesday, March 22, 2004, at 7:00
p.m. in the City Hall Council Chambers, One Civic Square, in Carmel.
