12. The 10' X 10' area was:labeled as a wading pool.
13. The area northwest of the pool is the pool house. There are rest moms. A
copy of the Building Plans is enclosed.
14. The area between the building and the pool is part of the deck with partial
overhead coverage.
15. The area northwest of the basketball court is a Tot Lot.
16. Chen'y Creek Boulevard, Wildcat Drive and Washita Court were labeled.
17. A detail on the plans shows how the drive will be constmcted.
18. The sidewalks have been constructed along the Common Area.
19. The sidewalks in the right-of-way will extend through the chSve. The curbs
stop at the right-of-way line.
20. The bold line was removed from the parking lot.
21. All lines that are not necessmy were removed.
22. The parking stall lengths were labeled.

It was my error on the initial filing showing aquatic vegetation. There is
no aquatic vegetation being proposed for the amenity area.
A note was placed that ifa 30 foot wide grass filter cannot be maintained, a silt
fence will be installed.

Please find enclosed 2 sets of Construction Plans which were revised per a
comment letter dated April 6, 2004. Those comments were addressed as follows:
1. A copy of the pool house elevation is enclosed.
2. Enclosed are 2 copies of the Landscape Plan which was revised per
comments. Copies also were sent to Scott Brewer.
3. We have shown and labeled the 15 foot side and front buffer yards along
with a 25 foot rear buffer yard.
4. I will forward a copy of Scott Brewer's approval letter upon receiving.
5. Enclosed are 2 copies of the Findings-of-Facts sheets for the file.
6. The developer has not provided a type of fence for preparing details.
7. A dumpster is not being provided.
8. Color and or material samples will be brought to the BZA Meeting.

from the developer.

This letter is in response to your Special Use Application for the Cherry Creek Estates Amenity Area. This
is a preliminary letter to let you begin on revisions. Members at the TAC Meeting will make additional
comments on April 2 I. Please complete the following items after you have received additional comments at
the TAC Meeting.
1. Provide a rendering/elevation of the pool house.
2. Please submit two (2) landscape plans for our file; the application will be delayed if plans not
received by April 14t~.
3. Please label/show 15-f~ side and front buffer yards and 25-fi rear buffer yards along perimeter of
the whole site.
4. Please forward a copy of Scott Brewer, Urban Forester's approval letter or e-mail.
5. Please provide two (2) filled out finffmgs of fact sheets (page 8 of application) for the file.
6. Please provide fence detail.
7. Show dumpster location, if any, and screening.
8. Bring color and/or material samples to the BZA Meeting.
9. Please provide a lighting plan or label lights. Please provide cut sheet for light £txtures.
10. Please label all easements and setbacks.
11. Please provide a list of adjacent property owners from the Itamilton County Auditor's Office.
12. Please provide pavement details at entrance to parking lot. The department would prefer curb cut
asphalt entry or all concrete entry.
13. Please provide a recorded commitment that there will be a lifeguard on duty and that the pool will
be at least 2,000 square feet in area. Also, Lncrease the pool size to 2,000 square feet. It is currently
1,458 square feet.
14. Please label the unlabeled 30' x 30' square on the site plan; what is it?
15. Parldng lot needs to have a 24-ft aisle and parking spaces that a~e 9' x 20' or 10' x 18'.

6B. Is there an inlet in the parking lot? My plans don't show one but the grades suggest that there should be one. Show
inlet protection if the inlet is present or better yet sheet drain the parking lot.
3C. From the write up for post construction water quality, you're going to add aquatic vegetation to the existing pond. I
think this is a great idea and will certainly add to the performance of the pond. You may want to address good nu~:ient
and pesticide management for the common areas.
Please place a note on the plan that ifa 30' wide grass filter cannot be maintained a silt fence will be installed.
The description of the concrete washout facility in the narritive does not match the detail.
