ANTHONY BUZZETT1 PROJECT OVERVIEW Dr. Buzzetti has f'ded plans for a new veterinarian office to be located on 3 acres at the southwest corner of Carmel Drive and Guifford Road within the Carmel Science and Technology Park. The building design and site improvements, including the landscaping, lighting and signage, have been designed in compliance with the M-3/manufacturing district standards. The building, as well as the site improvements, have been designed to be compatible with the multi-family development located to the south of Dr. Buzzetti's property. The site design does include a small fenced and landscaped area for medical observation. The site is zoned M-3/Manufacturing District and permits, among other uses, light manufacturing, retail uses, storage and warehousing facilities, residential uses, as well as professional and general offices. The grant of this variance will not be injurious to the public health, safety, morals and general welfare of the community The veterinarian office facility will be constructed to be comoatible with adiacent land uses. The use or value of the area adjacent to the subject property will not be substantially affected in any adverse manner because: The veterinarian office facility will be constructed to be comoatible with adiacant land uses. The need for the variance arises from a natural condition peculiar to the subject because: The veterinarian office facility is not a permitted or special use within the M-3/manufacturine district. The granting of this variance does not substantially interfere with the Carmel/Clay Comprehensive Plan because: The veterinarian office facility will complement the other commercial and residential uses in the area. .DECISION IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Use Variance Docket No. 04040018 UV is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
